Rental Requirements
1. A $30 application fee per adult is required. Application fee can be paid over the phone with a debit card, or with a money
order or cashier's check. There is a fee for debit card use. Please make the funds payable to the name of the property or
community where you are applying.
2. Signed and Completed Info Sheet -Signed information sheet detailing the agreed-upon rent and any associated utility fees community/property rules as necessary.
3. Completed and Signed Application for each Applicant. When filling out your application, please "print"; all information clearly and be sure to complete every section. Missing information can result in the delay of your application process. Omitting or providing any false information on or with your application is automatic grounds for denial.
4. Credit Score. 600 or better.
5. Copy of Social Security Card and Driver's License or Government issued ID for each applicant. Please note that your application may not be processed if this information is not provided.
6. Verifiable Income. Applicants must have a minimum combined income of three (3) times the rent. To verify your income,
please provide one of the following. A copy of three (3) employment paycheck stubs, a copy of your income award letter (Social Security/Disability), or three months bank statements showing deposits/balances. Note Let your employer know we will be contacting them to help speed up the process.
7. Applicants must have a prior good standing rental history. Please provide your previous addresses in sequence omitting addresses may be grounds for application denial. Please provide your previous landlord's phone number for each place you have lived and/or email address to verify this information. Any provided address will be verified. Note Let your landlord(s) know we will be contacting them to help speed up the process.
8. Pets/Animals shall comply with park rules. You will be required to provide a photograph of each pet/animal that will reside with you on the premises. Please provide the size/weight, and the breed of your pet(s). For your pet/animal to qualify, it must comply with property rules and regulations. Accommodation for service/companion animals will be made in
accordance with California law. Companion/Service Animal information to be provided even though they may not be considered a pet.
9. Photograph of RV -If you intend to rent an RV space, please provide a copy of the current registration and photograph of the
RV is required.
10. Age Restricted Communities. If applicable, to qualify for an age-restricted community, you must meet that property's age
requirements.
11. Limited Parking - If parking is available on the premises, all vehicles must fit in the assigned parking space. No vehicle
storage permitted on home sites.
12. NO EVICTIONS - Any record of eviction is automatic denial.
13. Co-Signor Consideration: Applicants who have poor credit, no credit history, or no rental history will not necessarily be
denied. In some cases, we will consider a co-signor. Co-Signors must complete and sign a rental application and provide all
information listed under rental requirements. Co-Signor must prove their ability to meet their financial obligations and the
applicant they are Co-Signing for. Co-signors credit, rental history, and debt will also be a determining factor in approval
consideration.
14. Lease and Rules. We encourage you to request a copy of the lease or rental agreement, rules, and a copy of the mobile
home residency law or any applicable disclosures to the community or home to which you are applying. Upon request, management will provide you a copy of each document. There are no rights of tenancy without a signed lease agreement.
15. 1s Month Rents; Deposit: If approved, you will be responsible for paying your 1st months; rent and the security deposit together with any other agreed-upon fees at lease signing. As per Cal Civil Code 1950.6 landlord may charge an application screening fee to cover the cost of obtaining information about you such as checking personal references and obtaining credit report. Some or all of your application fee may be refundable to you under certain circumstances. If the landlord or his or her agent does not perform a personal reference check or does not obtain a consumer credit report, the landlord or his or her agent shall return any amount of the screening fee that is not used for the purposes authorized by this section to the applicant.
