Rent and Fees Monthly Rent: $2,500 Due Date: 1st of each month Late Payment Fee: $50 if not received by the 5th Returned Check Fee: $35 Security Deposit: $2,500 due at signing (refundable, minus damages beyond normal wear and tear) Application Fee: $30 per adult applicant 4. Utilities Tenant Responsible For: Electricity, Gas, Water, Sewer, Trash, Internet, Cable Landlord Responsible For: HOA fees, Property taxes, Home insurance, Major repairs Utilities must be transferred into the tenant's name by the lease start date. Failure to do so may result in penalties or lease termination. 5. Maintenance Responsibilities Tenant Shall: Maintain cleanliness inside and outside the home Replace lightbulbs, air filters, and smoke detector batteries Report any maintenance issues promptly Maintain landscaping, lawn, and outdoor upkeep Landlord Shall: Handle major repairs (e.g., HVAC, plumbing, roof, appliances) Ensure the home meets habitability and safety standards 6. Occupancy Maximum Occupancy: Six (6) people Only individuals listed on this lease may reside in the home Guests may not stay longer than 14 consecutive days without written approval 7.
