Lease Terms and Tenant Responsibilities 4038 Forbes Way, Burlington, NC
Lease Term & Rent:
- Monthly Rent: $2,495 (includes HOA fees)
- Lease Start Date: December 2025 (12-month minimum; longer terms preferred). 24-month (+) Term has negotiable rent. Month-to-month after Term expiration.

HOA Compliance: Tenant agrees to fully comply with all Covenants, Conditions, and Restrictions (CC&Rs) of the community HOA throughout the term of the lease. Any notice of violation issued by the HOA relating to the leased property will be forwarded to the Tenant. Tenant must correct or resolve the violation within seven (7) calendar days of receiving notice. Repeated or unresolved HOA violations may constitute a breach of lease and grounds for termination.
Property Care & Standards: Tenant shall maintain the property in clean, safe, and orderly condition, including regular lawn mowing, trimming, and upkeep of flower beds or outdoor areas. Tenant is responsible for routine maintenance such as replacing HVAC filters, light bulbs, smoke detector batteries, and keeping gutters and drains clear of debris.

Any damages beyond normal wear or unaddressed maintenance issues that are required to re-Tenant the property may be deducted from the security deposit before such deposit is returned.
