Welcome to our fantastic updated Sunnyside house, ideally located on the border of the great Sunnyside/Highlands neighborhoods of Denver. This classic yet updated home is perfect for medium or long term stays, and fully furnished for a terrific stay. Neighborhood restaurants, cafes, coffee shops, bars, lounges, boutiques, shops, & grocery stores are all within a 2-10 block walk from the house - and LoDo/Coors Field/Ball Arena/Union Station are all within a 20 min walk or 5 min Uber/Lyft! Rooms and spaces: Bedrooms: 2 Beds: 2 Bathrooms: 1 Additional areas: 6 Small Dogs will be considered on a case-by-case basis, for an additional rental fee and additional pet deposit. Owners must meet pet and approve in writing prior to any pet being allowed on the premises. IF pet is approved by owners, pet rules below: Pet rules: Please note, we love dogs but the Pet Rules listed below are mandatory with respect to maintaining proper levels of cleanliness & no lingering odors for future guests; violators are subject to penalties and termination of stay. Small Dog fee, if approved, is +$150/mo. Dog deposit is +$650 on top of the standard deposit. No more than one (1) 40lb dog is allowed during a stay, and guest must be the dog owner (i.e. no "dog-sitting" please). No cats or ANY other pets are allowed. Dog may NOT go to bathroom on the premises, including front yard, side yard, or backyard at any time, and may not be left outside unattended or 'leashed up' at any time on premises. Dog must be kept in interior areas of the house that have hardwood floors or concrete: Living Room, Dining Room, Kitchen, and Basement (please note there is carpeting in both bedrooms, so dog is not allowed in bedrooms please). Neighborhood description Sunnyside, the little ray of light in Northwest Denver, has historic roots, an eclectic vibe, a convenient location, and is smack dab in the middle of a booming restaurant scene. Sunnyside has enjoyed a revival recently, thanks to an influx of development, restaurants, breweries, and new residents who are migrating north from the overly saturated, and overpriced, Highland neighborhood. What makes Sunnyside cool is that it feels like a real neighborhood think quiet, tree-lined streets but has the amenities of a destination neighborhood. What more could you ask for? Neighborhood Anchor: Sunnyside's neighborhood anchors are restaurants on Tejon, the corner of 44th and Alcott, and stretches of 38th Ave. and Federal Blvd. These locations house the shops, galleries, salons, breweries, restaurants, and other amenities the Sunnyside residents (and visitors) love so much. Chaffee Park, located at 44th and Tejon, is the perfect spot for lounging in the sun or enjoying the playground when the Sunnyside Music Fest isn't happening. After the sun sets, go casual (El Jefe, Ernie's Bar & Pizza) or more refined (The Wolf's Tailor). Late-night, check out the Original Chubby's, a neighborhood institution. Where people move, breweries and wineries open. So it goes in Sunnyside, home to Diebolt Brewing, Factotum Brewhouse, and 13-year-old Bonacquisti Wine Company. If it is an urgent emergency, the emergency contact numbers for us are listed on the House Manual. 1) No smoking or vaping of ANY substances on the premises at any time. This is with respect to maintaining no lingering odors in the house for future guests. Violators are subject to penalties and termination of stay. 2) Please remove shoes inside the home. 3) 1-car Unattached garage is available for guest parking for a small-to-medium sized vehicle. If guest chooses to use the garage during their stay, guest is responsible for keeping the walkway to rear garage shoveled/cleared, and host is not liable for any slips or injuries on snow or ice in side yard or backyard; shovel will be provided for guest use on premises. Garage is to be kept locked at all times please. There is also plentiful free street parking in front of the house on the street. 4) Shovel will be provided for guest use; after heavy snows, guest is responsible for shoveling the walkway path that connects the city sidewalk to house front door/front steps. 5) Please no more than 6 persons total in the House at ANY time without prior written approval from Owner. The home is a modest sized house that cannot accommodate large groups. Please note this is NOT a party house, and large gatherings are not allowed at any time day or night on the premises. Thank you! Renter is responsible for Gas/Electric, Cable Wifi, Water/Sewer, and Trash/Recycling/Compost. Security Deposit due at signing. Standard 3-page Rental Agreement. One (1) Small Dog may be negotiable at an add'l fee and add'l deposit.
