3. Tenant should notify the owner one month before the Tenant wants to end the rental relationship officially by email. The tenant should support the owner to find a new tenant in the last month if the tenant wants to end the contract earlier than the contract defined last day. Or pay $4700 as a penalty. The tenant should notify the owner no matter whether the tenant wants to continue renting it or not one month before the last day of the contract's defined due date and sign a new contract accordingly if the tenant wants to continue to rent it.
4. Tenant should use the home and utilities properly and legally. Any loss or violation should be responsible by the Tenants themselves.
5. The Tenant should use the home safely. The Tenant should be responsible for the safety of their family and guests and their wealth and things. Suggest the Tenant to buy an insurance for it.
6. The payment day is the same as the contract day (the next day if the month doesn't have the day). Say suppose the contract is signed on Oct 5 then the first payment ($4700) should be no later than Oct 5, 2025. And the second monthly payment is Nov 5, 2025, and so on.
7. Tenant pays everything for their daily usage: gas, electricity, water, garbage fee, and other daily maintenance fees.
8. And the tenant should maintain the front yard, the background yard, and others properly.
