Selling 410 & 412 Jackson St. Together. Bought them for investment properties and since bought a large section of land and no longer have time or resources to complete them. 410 sets on 3 lots. It was a jungle when we arrived. I spent $9k having the lots cleared. The aprox 900sq ft house has been stripped down to the stud cavities and that's as far as we got. The house is secure and dry inside. There is a storm shelter that needs steps and pumped out but is solid. There is a car port that was built from drill rod and can be turned into something nice easily. I also have a 20' shipping container that could be left on site for what I paid for an additional $5k. 412 is another 950ish sq ft house on 1 lot. Making the entire sale four lots. 412 could be repaired, but my intentions was to tear it down completely as the slab is heaved and cracked. I intended to either merge the lots onto one deed or go through the steps to put a trailer on 412 for another rental. I'm now just selling it all. Taxes were behind when I bought them but are both current and paid in full. 410's taxes are around $230 a year and 412 was like $180 if I'm not mistaken. Lots alone are selling from $5k to $8k in this area and there are blocks new homes going up 2 blocks away. I've already don't the hard work and expense of the clean up and haul off. I'm into this near asking price, but would consider a reasonable offer. Buyer will pay warranty deed transfer.
