1. Rent
Rent is $1600 per month, due on the 1st of each month via the agreed payment method.
Rent is non-refundable under any circumstances, including early move-out or termination of tenancy.
A late fee of $50 will be applied per day if rent is more than 3 days late.
2. Utilities
Rent includes electricity, water, trash service, and high-speed internet.
3. Occupancy & Guests
Single occupancy per room only. No subletting or sharing of rooms is allowed.
No overnight guests are permitted without prior written approval. Unauthorized guests may result in eviction.
4. Cleanliness & House Rules
Tenant agrees to comply with the following house rules strictly:
Cleanliness
Maintain cleanliness of personal and shared areas at all times.
All dishes, utensils, cookware, and glassware must be washed, dried, and put away immediately after use.
No dirty dishes are to be left in the sink or dishwasher.
Wipe down kitchen counters, stovetops, appliances (coffee maker, kettle, toaster, blender, microwave, oven, etc.) immediately after use.
Unplug all small appliances after use.
Wipe down any spills or messes immediately in kitchen, dining, bathroom, and other shared areas.
Clean the bathroom after every use, including wiping counters and mirrors.
Do not flush anything other than toilet paper. Dispose of hygiene products and wipes in the trash.
Hang towels to dry; do not leave wet items on the floor.
If trash bins are full during your stay, take the trash out to the outdoor bins. At checkout, ensure all trash and recycling are taken out.
Replace your own toilet paper, tissue paper, and paper towel rolls as needed.
Kitchen Use
All cooking must be done in the garage kitchenette. No cooking is allowed in the main kitchen.
The garage kitchenette must be cleaned after each use wipe surfaces, turn off appliances, and remove trash.
Respect quiet hours when cooking early mornings or late evenings.
Do not use kitchen items or food that do not belong to you unless stored in designated shared cabinet spaces.
Push in chairs after use.
Personal Conduct
No pets allowed on the property.
Smoking, vaping, alcohol, and illegal drugs are strictly prohibited anywhere on the property. Any violation is a material breach of this Agreement and grounds for immediate termination of tenancy under California law.
Single occupancy only per room; no subletting or sharing.
No overnight guests allowed without prior approval.
Noise & Respect
Quiet hours are from 10:00 PM to 7:00 AM.
Be respectful of other tenants' schedules, privacy, and work-from-home needs.
Use headphones for music, video calls, or games in shared areas.
Keep voices, music, and outdoor activity at a reasonable volume.
Maintenance & Safety
No modifications, drilling, painting, or installations may be done without prior written permission from Landlord.
Report any damages or maintenance issues immediately.
Tenants are responsible for any damages caused by themselves or their guests beyond normal wear and tear.
Street parking only; tenant parks at their own risk. Landlord is not responsible for damage, theft, or citations.
Always lock doors and windows when leaving the property.
Do not share access codes or keys with anyone not on the reservation.
In case of emergency, dial 911 and contact the landlord immediately.
5. Security Deposit
To secure the room, Tenant shall pay the first month's rent at the time of signing this Agreement. This payment is nonrefundable and will be applied to the Tenant's first month of occupancy. If Tenant fails to move in on the agreed date, Landlord retains this amount as liquidated damages for holding the room.
The deposit covers damages, unpaid rent, or breach of this Agreement.
Normal wear and tear is excluded from deductions.
6. Damages & Liability
Tenant is financially responsible for any damages caused to the property or furnishings by themselves or their guests, beyond normal wear and tear.
Costs to repair damages will be deducted from the security deposit or billed directly to Tenant.
Tenant must promptly report damages or maintenance needs.
Tenant agrees to indemnify and hold Landlord harmless from claims or liabilities arising from Tenant's use of the premises.
7. Entry and Inspection
Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or showings, as required by California law (Civil Code 1954).
In emergencies, Landlord may enter without notice.
8. Modifications
No modifications, installations, or alterations to the property (including painting, drilling, mounting) without prior written permission from the Landlord.
9. Lease Term & Renewal
This Agreement automatically renews each month unless either party provides a 30-day written notice of termination, as required by California Civil Code 1946.
10. Enforcement & Termination
Violation of any term of this Agreement or the House Rules may result in fines, eviction, and/or legal action.
Tenant agrees to fully comply with all terms as a condition of tenancy.
11. Parking
Parking is street parking only. Tenant parks at their own risk. Landlord is not responsible for theft, damage, or citations.
12. Liability
Landlord is not liable for injuries, accidents, or loss/damage of personal property occurring on the premises.
13. Smoke and Carbon Monoxide Detectors
Smoke and CO detectors are installed and maintained by Landlord, as required by California law. Tenant agrees not to tamper with or disable detectors.
14. Governing Law and Jurisdiction
This Agreement is governed by the laws of the State of California.
15. Attorney's Fees
In any legal action to enforce this Agreement, the prevailing party is entitled to recover reasonable attorney's fees and court costs.
16. No Waiver
Failure by Landlord to enforce any provision does not waive the right to enforce it later.
17. Subletting & Assignment
Tenant may not sublet or assign this Agreement without prior written permission from Landlord.
18. Insurance Recommendation
Tenant is encouraged to obtain renter's insurance for personal property protection and liability coverage.
