    Newly built in 2018 located in Chalmette, Louisiana. Home is located in a very quiet neighborhood and kid friendly. It is a duplex and everything is very modern and up to date. Home comes with all utilities washer + dryer, refrigerator, microwave, and dish washer. 1) Rent due on the 1st day of the month. If the rent is not paid by my 3rd there will be a $75.00 late fee and every week after that will be additional $50.00 late fee. After three late payments tenant is subject to eviction owners discretion! 2) Home is to be left in the same conditions as when occupied to receive a security deposit upon completion of lease. Damage to property, beyond normal wear and tear, including any late fees, cleaning, etc.; will be deducted from the security deposit. 3) Clogged sinks, tubs, and toilets are the responsibility of the tenant. Any subsequent damage forfeited. 4) Tenant must take freeze precautions or will be held responsible for damages due to burst water pipes. 5) Tenant agrees to allow access to owner to change the Air Conditioning filter once a month. 6) Grease and leftover food must not be put down the sink drains. The cost to unclog lines will be at the Tenant's expense. 7) Tenant is responsible for checking and maintaining the operation of the smoke/ fire detector. The land lord will replace faulty detectors, if notified. 8) Tenants must furnish all and all pest control. 9) Tenant to replace any burned light bulbs. 10) Tenant is responsible for checking tripped circuit breakers before calling Landlord for servicing. Tenants will be billed for services calls to re-set breakers. 11) Lawn care is the Tenant's responsibility. Lawn must be maintained by cutting and edging grass. 12) No junk cars or other eyesores are allowed on the premises. Must have a current Plates and Tags. 13) Renter Insurance is the responsibility of the tenant. Landlord is not responsible for Tenant's property. 14) Any domestic violence or any domestic disturbance owner reserves right to evict. 15) NO SMOKING INSIDE OF PROPERTY!
