1. Yard Maintenance
Tenant agrees to maintain the front and backyard areas in a neat, clean, and healthy condition throughout the term of the lease. This includes regular mowing of the lawn, trimming of hedges or shrubs, pulling of weeds, and general upkeep of landscaping.
Tenant shall water plants and grass as needed to maintain a green and healthy lawn, except during drought restrictions. Tenant may not make changes to the landscaping without written approval from the Landlord.
Failure to comply may result in professional landscaping fees being charged to the Tenant after appropriate notice.
2. Pet Rules
Tenant agrees to the following rules regarding pets:
- Only pets approved in writing by the Landlord are allowed on the premises.
- A refundable pet deposit of $300 per approved pet is required.
- Tenant shall clean up all pet waste immediately and dispose of it properly.
- Pets must be kept on a leash when outside and must not be allowed to roam freely in the neighborhood.
- Tenant shall not allow pets to cause damage to the property or create a nuisance (e.g., excessive barking).
- Tenant shall be liable for all damages caused by pets and any disturbances or injuries caused by their pets.
- Tenant shall comply with all local ordinances related to pet ownership.
Violation of these terms may result in fines, deduction from the security or pet deposit, or lease termination.
3. Lease Term
The lease term shall commence on October 1, 2025, and continue for 12 months, ending on September 30, 2026, unless extended or terminated earlier in accordance with this agreement.
4. Rent
The monthly rent shall be $3,000, due on the 1st day of each month. If rent is not paid by the 5th day of the month, a late fee of $75 shall apply.
5. Security Deposit
A refundable security deposit of $3,000 shall be paid prior to occupancy. This deposit may be used to cover damages beyond normal wear and tear or unpaid rent, as per California Civil Code 1950.5.
6. Utilities
Tenant shall be responsible for payment of all utilities including water, trash, gas, electricity, internet, solar, and any other services connected to the premises.
