The Tenant will pay the Rent on or before the first (1st) day of every month of the term of this Lease to the Landlord. The Landlord may later designate by check or Zelle Quickpay. 8. The Landlord may increase the Rent for the Property upon providing to the Tenant the greater of 90 days' notice and any notice required by the Act. 9. The Tenant will be charged an additional $50.00 per day for any payment received over 3 days after the due date and any mandatory grace period required under the Act, if any. 10. The Tenant is responsible for paying all utilities in relation to the Property. 11. On execution of this Lease, the Tenant will pay the Landlord a pet deposit of $250.00 (the "Pet Deposit"). 12. Any assignment, subletting, concession, or license, whether by operation of law or otherwise, will be void and will, at Landlord's option, terminate this Lease. 15. The landlord may terminate the lease at any time with 90 days' notice to the tenant for any reason. The landlord may terminate the lease at any time with 30 days' notice if due to non-payment of rent. 16. The tenant is responsible for keeping the house and yard in good, clean condition. 17. The landlord will give the tenant 1-7 days' notice for the house inspection. 18. Tenant is responsible for mitigating potential damages to the property. Tenant must inform the landlord of anything that could cause water damage (ex. leaking pipes, refrigerator, faucets). Tenant is responsible for notifying the landlord of any potential fire risks, including, but not limited to, exposed wires, electrical shorts, and broken light fixtures. 19. The Tenant will, at its sole expense, keep and maintain the Property and appurtenances in good and sanitary condition and repair during the term of this Lease and any renewal of this Lease. 20. The Tenant will also perform the following maintenance with respect to the Property: No excessive wear on the floor or excessive damage to walls and paint. All appliances must remain in good working condition. All doors must remain in good condition. The tenant is responsible for pest control and maintaining appliances in good working condition.
