1. Lease Duration
Minimum lease term is 12 months; longer terms are welcome.
2. Payment Terms
Rent Due Date: Rent is due on the 1st of each month.
Preferred Payment Method: Direct deposit is preferred.
3. Utilities and Maintenance
Included Utilities: Water is included in the rent.
Tenant Responsibilities: Tenant is responsible for Electricity, Internet, and Trash services, and for maintaining the front yard in a clean condition at all times.
Maintenance: Tenants must promptly report any maintenance issues to the owner. Please allow 2 5 days for resolution to begin, depending on the nature and urgency of the issue.
4. Rules and Regulations
Occupancy Limits: Limited to 4 6 family members. The unit is not intended for multi-family use.
Pets: No pets preferred. If a pet is necessary, a $500 pet deposit is required and subject to owner approval.
Smoking: No smoking is allowed inside the unit or anywhere on the property.
5. Insurance
Renter's Insurance: Tenants are required to obtain renter's insurance and provide proof of coverage prior to move-in.
6. Entry and Inspection
Notice for Entry: The owner will provide at least 24 hours' notice before entering the property, except in the case of emergencies.
7. Termination and Renewal
Termination: Early termination by the tenant requires owner approval and is contingent upon the tenant securing a replacement tenant approved by the owner. Transfer of lease or changes to lease applicants may incur additional charges.
Renewal: Lease renewal will be considered by the owner and discussed at least 45 days prior to lease expiration.
