Each Resident is responsible for placing his/her trash in a proper Trash Can/ Container. Trash must be secured in plastic bags. B. Vehicles which are abandoned, or which are not derivable will be towed away at the owner's expense without notice. C. No parking or driving of the vehicles on the grass, yards, or sidewalks. Any vehicles parked on the street should not block any driveways. Vehicles improperly parked may be towed away at the owner's expense without notice. D. Resident is responsible for the actions of their children and guests. E. Obscene language will not be tolerated. F. Report any maintenance problems to the Landlord immediately. Failure to do so may result in damage charges if more damage is caused by no notification. G. Do not use nails or glue to affix carpet to the floors or stairways. H. Premises must be kept clean, sanitary, and safe. Such garbage such as mattresses, furniture, large electronics, large objects, etc. must be disposed of at resident's expense, and on their own time. No such items should be placed, and/or stored on the exterior of the property at any time. I. Adhesive-backed contact paper for walls or cabinets are not permitted. J. Do not use adhesive for hanging pictures. Tacks or very small nails are permitted but must be kept to a minimum. K. Repairs for plumbing backups due to any foreign object will be charged to the Resident. L. All Residents will be charged lock out fees for the use of the house key if the Landlord is not on the premises. The lock out fee is $35.00 which will be charged to the Resident and must be paid upon unlocking the house or locksmith will need to be contacted. Replacement of lost keys will be $25.00 per key for the house and mailbox key. Resident is prohibited from making copies of keys without permission from Landlord. Replacement of actual lock to the door will be the cost of the actual lock plus an additional $25.00 charge for labor. Resident is prohibited from altering any doors/windows and/or changing the locks. This will result in lease violation and a charge for the new lock to be installed. M. Three legitimate written complaints concerning noise or disturbances caused by Resident or his guests will result in eviction. N. Grills (gas or charcoal) are not permitted to be used or stored on any part of the property unless expressly permitted in writing by Landlord, in which Landlord will decide if the placement of grill is acceptable. Electric grills are permitted. O. Clotheslines are not permitted, nor are clothes or mops to be hung outside. P. The Landlord must approve changes in window treatments. Q. Porches/balconies are to be kept in orderly manner. The only acceptable items to be placed on your porch/balcony is patio furniture. If resident desires to place any other item other than patio furniture, specific prior permission shall be obtained for it from the landlord in writing. All items must be placed in their upright position and not stacked on top of each other. Entryways and walkways must be kept free of obstructions. R. No animal, fowl, fish, reptile, and/or pet of any kind are not allowed to be kept in the dwelling or on the premises unless expressly permitted in writing by the Landlord through completion of a Pet Policy Addendum. Boarding or baby-sitting of animals are not permitted. S. All Residents are required to set the thermostat to a minimum of 55 degrees if they are going to be away from home in the winter. T. The breaker box in the house is not to be tampered with. U. Residents are not to tamper or adjust the temperature or setting of the water heater in the units. V. Residents are prohibited from smoking in the dwelling, residents are allowed to smoke on their patio/balconies but not where it could affect the enjoyment of their neighbors. W. Residents agree to keep the premises and the breezeways, halls, stairways, and common areas surrounding the dwelling in a clean and sanitary condition, to comply with all laws, health and policy requirements respect to said premises and appurtenances.
