Welcome to The Roost, a home and ADU in the Richmond neighborhood! It's a great place to settle in and make yourself at home. You'll have a sweet, affordable unit with the privacy you need. You're close to many neighborhood basics and fun options (more on that later).
Our bright and sunny 1,100sf ADU downstairs has 2 sets of private 1B/1bath quarters with separate living room parlors. It's all fresh and new construction with plenty of outlets throughout and efficient QUIET cooling/heating systems. (No running extension cords to reach the few outlets in older homes.)
The Roost was uniquely designed for wonderful privacy and good storage, with just a bit of shared time at the kitchen center if someone is in the other unit across the way. (You can also rent the entire 2B/2 full bath flat and have 1,100sf to yourself with double the closets and 2 living room parlors for $2,700, all utilities included.) Come take a look.
The Western 1B/1bath unit is slightly larger, and great for a couple. Full of light, it's a comfortable nest for $1,675. The smaller Eastern unit is better for one, and rents for $1,550 before sharing discount.
Rent BONUS when sharing: When there's a guest in the quarters across the kitchen, you keep your own fridge and personal pantry shelves. And, as a thank you, your rent goes down to $1600 for the Western unit, and $1500 for the eastern set of quarters.
Your private, lockable double doors open onto the kitchen with island and dining space. Leaving the doors open creates a nice daytime flow. When needed, you can close the doors for more intimate, sweet private time in your parlor.
More particulars:
~ Kitchen. You have your own full-sized fridge and many pantry shelves to stock. You have access to a full range, microwave, dishwasher, plus all the typical small appliances for easy meal prep- there's even popped corn popper for movie-watching nights! The kitchen has some starter spices and supplies to let you begin cooking. Common dining can seat 6, and your private parlor has a drop-leaf table for more intimate dining if desired.
~Your Quarters. Your private 1Bedroom unit with parlor gives you a Queen bed with USB charging station, and a full bath. (Yes it has a tub too!) The parlor has a sofa and seating, your own TV, a desk for your computer and work needs. Soft carpeting throughout. And light, light, light! We built over-sized windows in the south-facing walls to let the light pour in. The last building inspector, who's seen thousands of ADUs, walked through and said, "Those are some big f...ing windows!" We're sure you'll enjoy them, too.
~Internet. We installed a fast fiber Wi-Fi mesh setup so it's very reliable.
~ Temperature. The ADU is fully insulated and comfy, with separate heating/cooling heads throughout. The massive insulation keeps down sound between floors, cools the ADU in our newly-hot Portland summers, and warms up quickly in chilly weather when needed.
~ Creatives. We're creatives who live upstairs and have studios in the backyard where we'll spend most of our days once they're painted. That drop-leaf table in your parlor can be for creative projects, if you're so inclined.
~ Entry to the ADU is through a private, sunny patio that also has a covered rain porch, so you can sit outside in most weather. We all share the washer/dryer and folding tables in the garage.
~You will love this walkable neighborhood.
The Roost is walking distance to both the Division/Clinton and Foster/Powell districts. Walk to Safeway and Natural Grocer, and have a Trader Joe's, a Fred Meyer, and a New Seasons just up and down the main arterial, Cesar Chavez Blvd.
The Division/Clinton (Richmond District) is one of the largest and most varied of Portland's neighborhoods. You'll have tasty food pods--hidden down alleys and behind stores--a useful hardware store, a wine seller, coffee shops, a bakery, a beloved pie and donut shops, so many great restaurants and pubs, and two theaters nearby that pair their screenings with live events. There's a Powell's Bookstore not far, banks, clothing stores and thrift shops. Plus, art classes and a great craft school, public parks and a pool within walking distance. Also, you can easily walk to ice cream, frozen custard, and gelato- it appears we top the list of neighborhood ice creameries. (Ask us how we know!)
~ Transit. You'll be centrally located here with quick access to the East and West sides of the river. So, you can easily explore and play in the many neighborhoods of Portland --make your world as large as you want it to be. Walk to an express FX2 bus stop, and you can be in Downtown in minutes for all that offers. Or stay snuggled up at The Roost. In the Richmond, it's rare to find a rental unit that's not on a busy arterial. Yet here you can enjoy the quiet comfort of our residential street. Then jump into as much of the Richmond district goings-on as you wish. The choice is yours!
~ Pets and sundry. We will take well-mannered pets, only if you rent the entire unit. We will ask an extra pet deposit. Let's discuss your furry pet's needs. Also, there's no smoking or vaping on the property. We must ask for a 2-month minimum but hope for a longer-term stay when there's a good fit.
So, if your work contract is extended, we're flexible. If you still haven't found that right place to buy, or your construction project runs longer than you expected, we can extend your stay at The Roost. Various guests come here to discover Portland. Yet sometimes, you'll have the flat to yourself. As owners in main house, we address concerns & maintain house courtesies so all have enjoyment of our spaces. A Roost Book has monthly events to explore
