Brand new carpet, laminate wood floors and furniture in common area, Cascadian hops in the yard for fall harvesting. Street is a cul-de-sac that backs up to the Lee Martinez park and the Poudre River trail system. It's about 1 mile by bike/ walking to CSU, the MAX is 2 blocks away. This house is non-smoking (tobacco and 420 included)/ outdoors only and at least 20 feet from the windows and doors and no illegal drug use tolerated. Parking: 2 spots off-street behind the house or on-street parking in front. Almost forgot, all the utilities, internet, water, electricity, gas, trash/recycling are included in the rent. Refundable deposit (same as first months rent), minus any damage and carpet cleaning. Month-to-month lease, with a 30-day notice to vacate. Background check required. 1) Resident shall be responsible for following all city ordinances and resulting fines from failure to comply with such ordinances. 2) Resident shall removal of snow within 24 hours of storm in accordance with city regulations. In the event of seasonably early or late snow event, Resident agrees to attempt to protect trees and shrubs from damage through removal of snow from branches. 3) Resident shall contact the owner within 24 hours, in writing, any time there is a hail storm on the property. 4) Resident shall water, trim and maintain grass, plants, and trees according to the Fort Collins water schedule. Resident will alert the Owner in writing if branches of trees (especially fruit) or shrubs need maintenance to avoid damage to limbs, or if the hops vine is growing into the swamp cooler, the neighbors yard, or other large weeds are growing in the utility, or fence area. Examples of large weeds are elm trees, or other saplings. Resident shall keep the weeds out of the mini-split condenser. 5) Resident shall maintain garbage and recycling according to Waste removal service schedule and the city of Fort Collins regulations. 6) Resident shall immediately inform Owner of any situation that may arise concerning infestations, plumbing, electric, windows, trash etc. Resident will mitigate damage as much as possible prior to alerting Owner (for example, shut off water in event of flooding). Full water shut off is located on the ceiling of the water heater closet in the basement bedroom and the circuit breakers are located behind the main door of the basement bedroom. 7) Resident has been informed where fire extinguishers (3) are located on premises. 8) Resident will not remove batteries from smoke detectors with the intention of silencing them (please wave air in front of alarming detector to silence). Only in the event that the battery needs to be replaced shall the Resident remove the battery and only for the purposes of immediately replacing it with a fully-charged replacement battery. 9) Resident will inform owner if door locks need attention or new batteries. 10) Resident will maintain plumbing to avoid unnecessary clogging. This is done through removal of hair from sinks and shower drains on a monthly basis. Non-toilet paper products disposed of in the toilet will be considered misuse and repair costs will be covered by Resident at fault. If said party cannot be clearly identified, cost of repair will be split evenly between all tenants. 11) This lease includes the use of the following property of the Owner: One swamp cooler, one mini-split air-conditioner/heater, one clothes washer and one clothes dryer, one dishwasher, one refrigerator, one stove/range, pots/pans, dishware, utensils, loveseat, 1 recliner, bookcase, indoor plants, dresser, small bookcase, exterior table, push mower, line trimmer, end table, wooden cabinet. 12) Owner recommends that all Residents acquire renters insurance prior to occupation of the premises. 13) Total tenancy limited to (3) persons. 14) A rental checklist is to be completed within 10 days of the date of occupancy by the Resident and attached to and made part of this lease. Owner recommends photographic documentation of stated damages. 15) Residents shall have carpets, rooms, and common areas professionally cleaned upon termination of lease at Residents expense. 16) Household may have a total of one neutered/spayed dog; negotiable, or one cat; negotiable. Pet deposit of $150 to be collected at time of signing (non-refundable). 17) Resident agrees to pay for damage caused by pet at time of occurrence. 18) Month- to-month lease agreement with 30-day notice to vacate. 19) Deposit required at time of signing, same as first month's rent
