In addition to the grazing permits, the ranch has one irrigation pivot that irrigates 273 acres of alfalfa that produces approximately 1350 tons of hay for 3 cuttings. The rest of the improvements are minimal but have the basic needs with a hay base, good set of corrals and platform scales on Hwy 20.
