HOME RENTAL AGREEMENT
Term of Lease- The lease term shall be for a period of six (6) months, commencing on [Start Date] and ending on [End Date]. Upon expiration, the lease may be renewed upon mutual agreement of both parties.
Rent Payments - Tenant agrees to pay monthly rent in the amount of $2,000 due on the [Day] of each month. Rent shall be paid via Zillow. Failure to pay rent within fifteen (15) days of the due date shall be considered a breach of this Agreement and may result in eviction proceedings.
Utilities and Amenities - Tenant is responsible for paying all utility bills and amenities, including but not limited to electricity, gas, water, sewer, trash removal, cable, and internet services.
Security Deposit - Tenant shall pay a security deposit of $1,000 upon signing this Agreement. The security deposit shall be returned to Tenant within 14 days of vacating the property, less any deductions for damages beyond normal wear and tear.
Use of Property and Subletting - The rental property shall be used solely as a private residence. Tenant shall not sublet or assign this Agreement to another party without prior written consent from the Landlord.
Smoking Policy - Smoking is strictly prohibited inside the rental property. Violation of this policy may result in additional cleaning fees and potential termination of the lease.
Condition of Property - Tenant agrees to return the property in the same condition as it was upon move-in, excluding reasonable wear and tear. Any damages caused by Tenant or Tenant's guests must be repaired or will be deducted from the security deposit.
Maintenance and Repairs - Tenant shall be responsible for maintaining the property in a clean and habitable condition. Any necessary repairs should be reported promptly to the Landlord. The Landlord shall be responsible for major repairs not caused by Tenant's negligence.
Right of Entry - Landlord may enter the property with reasonable notice (typically 24 hours) for inspections, repairs, or emergencies.
Termination and Eviction - If Tenant fails to comply with the terms of this Agreement, including non-payment of rent after 15 days, Landlord reserves the right to terminate the lease and initiate eviction proceedings in accordance with local laws.
Governing Law - This Agreement shall be governed by the laws of the state of Florida.
