The security deposit shall be returned to Tenant within 14 days of vacating the property, less any deductions for damages beyond normal wear and tear. Use of Property and Subletting - The rental property shall be used solely as a private residence. Tenant shall not sublet or assign this Agreement to another party without prior written consent from the Landlord. Smoking Policy - Smoking is strictly prohibited inside the rental property. Violation of this policy may result in additional cleaning fees and potential termination of the lease. Condition of Property - Tenant agrees to return the property in the same condition as it was upon move-in, excluding reasonable wear and tear. Any damages caused by Tenant or Tenant's guests must be repaired or will be deducted from the security deposit. Maintenance and Repairs - Tenant shall be responsible for maintaining the property in a clean and habitable condition. Any necessary repairs should be reported promptly to the Landlord. The Landlord shall be responsible for major repairs not caused by Tenant's negligence. Right of Entry - Landlord may enter the property with reasonable notice (typically 24 hours) for inspections, repairs, or emergencies. Termination and Eviction - If Tenant fails to comply with the terms of this Agreement, including non-payment of rent after 15 days, Landlord reserves the right to terminate the lease and initiate eviction proceedings in accordance with local laws. Governing Law - This Agreement shall be governed by the laws of the state of Florida.
