LEASE TERMS AGREEMENT
This Lease Agreement ("Agreement") is entered into between the Landlord and Tenant as of the date of occupancy, for the lease of the residential townhome located in Pensacola, Florida.
1. Lease Duration
This is a 6-month lease, beginning on the agreed date of occupancy.
2. Rent
Monthly rent is $850, due on the 1st of each month.
Payment shall be made via online transfer to the account designated by the Landlord or in cash.
Late payments may incur a fee as permitted by Florida law.
3. Security Deposit
Tenant shall pay a refundable security deposit of $850.
The deposit will be returned within the timeframe required by Florida law, less any lawful deductions for damages beyond normal wear and tear or early termination.
4. Utilities
Tenant agrees to pay one-third (1/3) of the total cost of utilities, including but not limited to water, electricity, and internet included in the rent.
Landlord or co-tenants will provide utility bills and payment breakdowns in a timely manner upon request.
5. Pets
Pets are allowed on the premises. Tenant is responsible for pet behavior, cleanliness, and any damage caused by pets.
Additional pet deposit or rent may apply if agreed separately.
6. Use of Premises
The townhome shall be used solely for residential purposes.
No smoking is permitted inside the property at any time.
Quiet hours shall be observed from 10:00 PM to 5:00 AM daily to ensure peaceful enjoyment of the premises for all tenants and neighbors.
7. Maintenance and Repairs
Tenant agrees to maintain the premises in a clean and sanitary condition.
Tenant shall notify Landlord promptly of any necessary repairs.
Damage caused by the Tenant's negligence will be repaired at the Tenant's expense.
8. Termination and Eviction
Either party may terminate this lease with at least 30 days' written notice.
The Landlord may terminate immediately for cause, including but not limited to:
Non-payment of rent
Destruction, misuse, or intentional damage to property
Violations of lease terms (e.g., smoking indoors, disruptive behavior)
9. Governing Law
This Agreement shall be governed by the laws of the State of Florida.
