Florida Residential Lease Agreement This Residential Lease Agreement is made on -by and between: Landlord: Landlord's Full Name & Address Tenant(s): Tenant's Full Name(s) for the rental of the residential property located at: 1. Term This Lease shall begin on Start Date and end on -unless renewed or terminated as provided by law. 2. Rent & Payments Rent: -due on the 1st day of each month. Late Fee: 10% applies after the 3rd day of the month (per Florida Statute 83) 3. Security Deposit Tenant shall pay a security deposit prior to move-in. The deposit will be held in compliance with Florida Statute and may be applied to damages or unpaid rent. 4. Use of Premises The Premises shall be used solely as a residential dwelling by Tenant and Tenant's immediate family. No unlawful activities are permitted. 5. Property Condition The home has been recently renovated; Tenant shall maintain it in good condition. No drilling, painting, or alterations may be made without written permission from the Landlord. Tenant is responsible for damages beyond normal wear and tear. 6. Maintenance and Repairs Landlord shall maintain the structure, plumbing, electrical, roof, and major appliances. Tenant shall: Keep the Premises in a clean condition and free of pests. Be responsible for the cost of minor repairs up to $150 per occurrence, including clogged drains, light bulbs, batteries, and pest issues caused by Tenant's negligence. Maintain the lawn and landscaping. (Landlord has a contractor available; Tenant may continue with that company at Tenant's expense or handle it themselves.) Be responsible for damages caused by Tenant, Tenant's guests, or pets. 7. Cleanliness & Trash Tenant shall keep the property clean and free of pests. Trash and recycling must be disposed of in proper bins and placed outside only on collection days. 8. Utilities Tenant shall pay all utilities unless otherwise agreed: Electricity Water Lawn Internet/Cable Trash 9. Insurance Requirement 1. Landlord shall maintain property insurance covering the building structure. This does not cover Tenant's personal belongings. 2. Tenant is required to obtain and maintain renter's insurance during the term of the lease, including: Coverage for personal property (fire, theft, water damage), and Personal liability coverage 3. Tenant agrees to provide proof of insurance to Landlord upon request. 10. Pets Pets are allowed with Landlord's written consent, a non-refundable pet deposit of -$ and Tenant's responsibility for all related damages. Pets must not scratch floors or furniture, cause odors, or create disturbances. 11. Flooring Care Do not drag or slide furniture across floors. Always use felt pads or protective covers. Spills must be cleaned immediately. Tenant is responsible for repair costs if the floor is scratched, stained, or damaged beyond normal wear and tear. 12. Entry by Landlord Landlord may enter the Premises with at least 12 hours notice for inspections, repairs, or showings, except in emergencies. 13. Safety Tenant shall not tamper with smoke detectors, locks, or security systems. Doors and windows must be locked when away. 14. Move-Out Tenant shall provide 30 days written notice before vacating. At move-out, Tenant must: Clean the property, Return all keys, and Leave the Premises in substantially the same condition, except for normal wear and tear. 15. Default Failure to pay rent or violation of lease terms shall be considered a breach and may result in eviction under Florida law. 16. Governing Law This Lease shall be governed by the laws of the State of Florida.
