Property is expected to be in nearly identical condition at the conclusion of the lease. It would be with pleasure that the landlord returns the security deposit because the rental property was returned in re-rentable condition. If tenant has pets, a black light will be used to identfiy any carpet damages. After renter vacates the property, any unpaid rent monies and/or damages not covered by the security deposit, will be aggressively pursued in small claims court and could result in garnishment of wages.
