    This is a fixer property that is going to need some work but is coming in at a low price to accomadate some rehab work. It's got goergeous open beam ceilings and potential to generate an income as a STR and you could rent a few weekend during fishing season for yourself and some friends. As you can imagine, there are very few comps. I found a couple properties that sold on Siskiyou ave that are also 4 bed/2 ba properties. One sold for $216500 and the other sold for $270k. Both were outdated and needed work. Given that our subject property has open beam ceilings, and is a little larger than these comps, I'd roughly estimate the ARV is around the $265k-$275k mark.
