    **Pet friendly. This well maintained family home is in the Gold Camp Park neighborhood. It is close to Bear Creek Dog Park and Nature Center, I-25, downtown Colorado Springs, and has quick Hwy 24 access to drive into the mountains. The front door opens into the main level with an open living room, formal dining room, kitchen, and walk-out deck access. The living room has tall vaulted ceilings and a gas fireplace. The kitchen has a new oven/range and a new stainless fridge. There are 2 bedrooms on the main level, a full bath and laundry room. The main suite offers a second gas fireplace, full bath, and walk-in closet. In the basement you will find 2 additional bedrooms, a full bathroom and a large family room with a walk-out to the back patio. There is storage under the stairs and easy access to utilities. We replaced the water heater and AC unit in the last two years. **For families with dogs there is a dog door through the downstairs wall with access to the back yard. The two car garage has some overhead storage rack space and there are two metal storage shelves. The back yard no longer has the play set (from the photos) and has new rock landscaping with a small grass patch in the middle. **It looks bad now; previous tenants had issues with maintaining the back yard (they didn't...). I haven't decided what we'll do with the back yard yet to get it rehabilitated, but we will make sure it gets remedied. If you have the desire and want to help rehab the yard, we can work out a financial accommodation that is mutually beneficial. Otherwise I will be looking at options to xeriscape, sod, or turf for next spring. Also, the house was hit with hail recently and we are in the middle of getting quotes to fix the cosmetic damage to the back patio door frames, window frames and screens. My wife and I live out of state but we have local friends that can handle/assist with emergencies if we are unable to while we are away. If you have pets there is an additional $500 deposit. Renter is responsible for trash/recycling, utilities (gas, water, sewer, electric), internet, mowing and routine yard care, winter sprinkler blowout, and sidewalk weeds/care per city code. There is no smoking of any kind indoors. Lease duration is 12 months or more; let me know if you would like to lease up to three years. First month of $2950 and deposit of $2950 ($5,900) due at signing; additional pet deposit of $500 and I will need to ask some screening questions. Ask for the lease and I will send you a draft copy to look over.
