This Residential Rental Agreement is month to month after the first year of rent. The initial term end date referenced on the Residential Rental Agreement is changed to month to month. 2) NO ILLEGAL ACTIVITIES! no substance abuse, no fighting, no threatening others. 3) Rental Agreement is for 1 year after which time it will be month to month. Residency can only end at the end of a month. 4) DO NOT DUPLICATE KEYS to the house! 5) No smoking inside at all. Smoking is prohibited within 50 feet of the building. No Candles. No incense. Dispose of litter appropriately. Do not tamper with smoke or CO detectors. Each violation of this rule may result in a $50 fee or a three (3) day notice to vacate. 6) No Pets - You will be responsible for any animals or pets of any kind on the premises and will be responsible for any pet damage in the dwelling that occurs during occupancy. Damage shall include but not be limited to replacing all carpeting, pad, and vinyl flooring in the entire unit. 7) Do Not Tamper with: heaters, coolers, fixtures, electrical, etc. objects or items fixed to the house or garage. 8) Not permitted to add permanent fixed object to the house without written permission from the owner. This includes but not limited to: Satellite dish, Antenna, anything that would be bolted to the exterior or penetrate the roof or siding. 9) No excessive vehicles or parking on the property. There is room for two vehicles in the garage and two in the driveway. Don't plan on regularly using street for vehicles. 10) Maintenance. Resident shall be responsible to maintain the Premises including the exterior. It shall be the specific responsibility of Resident to maintain the landscaping excluding the lawn care which will be maintained by Landlord. In the event Resident fails to maintain the landscaping, Owner in its sole discretion may cause such to be maintained and shall be entitled to reimbursement from Resident for the costs incurred in such maintenance. Tenant shall be responsible for normal daily maintenance of the Premises and to keep the Premises clean and orderly. Other such maintenance may be assigned to Resident by Owner through the Rules and Regulations or by other written agreement. All costs of such maintenance shall be the responsibility of Residents. Snow removal is the Residents responsibility unless otherwise agreed upon by Owner in writing. A) Garden area can be used for growing a garden. If you choose not to use this area to grow a garden keep the weeds out of this area. B) Keep the driveway and sidewalks clear of snow. C) Water and care for other landscaping on the premises. D) Coordinate with the owner in the spring season to pressurize and fall season to and drain the sprinkler system. E) The air filter needs to be changed in the furnace at least each quarter. If this is not something the resident feels comfortable doing, contact the owner for help. 11) Resident will be charged for any damage caused and/or issues created by Resident. The charge will include: a) Cost of parts and/or hired labor PLUS 10%. b) and $100 per hour per man for management time and labor in correcting the issue. 12) ELECTRONIC TRANSMISSION & COUNTERPARTS. Electronic transmission (including email and fax) of a signed copy of this Residential Rental Agreement and any addenda, and the re-transmission of any signed electronic transmission, shall be the same as delivery of an original. This Residential Rental Agreement and any addenda may be executed in counterparts. 13) Severability Clause. Any part, provision, representation or warranty of this Agreement which is prohibited or which is held to be void or unenforceable shall be ineffective to the extent of such prohibition or unenforceability without invalidating the remaining provisions hereof.
