Utilities. Landlord will provide and pay for (a) municipal trash/solid-waste service and (b) internet service (plan details below). Tenant is responsible for all other utilities, including water, electricity, and gas (if applicable), and must place those accounts in Tenant's name by the start of the Lease Term and keep them active through move-out.
Internet Plan. Landlord provides internet service adequate for typical residential use (~500Mbps fiber). Any upgrades, equipment loss, or usage-based charges requested by Tenant are Tenant's expense.
Irrigation/Outdoor Water. Any outdoor/landscape watering that draws from the home's water supply is Tenant's responsibility and should be maintained to manufacturer/HOA guidelines.
Utility Interruptions. Landlord is not liable for outages outside Landlord's control. Tenant shall promptly notify Landlord of service issues affecting the Premises.
Failure to Transfer Utilities. If Tenant fails to timely establish any required utility and Landlord is billed, Tenant will reimburse Landlord for the actual bill plus a $25 administrative fee within 5 days of notice.
