Lease Length:
Standard term is 12 months, with potential renewal after the first year.
Security Deposit:
You'll pay two months' rent upfront as a security deposit for your first year.
If you stay beyond one year, the deposit will be reduced to one month's rent, and any extra will be refunded within 30 days.
Deposits are held in a special account as required by Pennsylvania law, and after two years, you'll earn interest on it.
Holding Deposit:
If you want the unit taken off the market while we finalize your lease, you can pay a holding deposit (up to one month's rent).
If you sign the lease, this will go toward your first month's rent or security deposit.
If you change your mind, you lose the holding deposit.
Use of Your Deposit:
Your deposit can be used to cover unpaid rent, repairs beyond normal wear and tear, cleaning, lost keys, or other costs if you break the lease.
"Normal wear and tear" means small things like light scuffs or minor nail holes not damage, dirt, or neglect.
Deposit Return:
You'll get your deposit back (minus any deductions) within 30 days after you move out.
You must give us a forwarding address in writing without it, we don't have to send the deposit.
Access to the Property:
No changes or upgrades to the unit without our written permission.
We may enter with 24 hours' notice for maintenance, inspections, or showings, or immediately in an emergency.
Insurance:
You must have renter's insurance naming us as an additional interest. Proof is required before move-in and on renewal.
Late Rent & Returned Payments:
Rent is due on the 1st of each month. If not received by the 5th, there's a 5% late fee.
Returned checks cost $35 plus bank charges.
Defaults & Lease Violations:
Not paying rent, having unauthorized occupants, causing damage, or not keeping insurance can lead to eviction and legal action.
Governing Law:
All lease terms follow Pennsylvania landlord-tenant laws.
