All such policies shall contain a clause that such policy and the coverage evidenced thereby shall be primary with respect to any insurance policies carried by the Landlord and shall be obtained from responsible companies qualified to do business and in good standing in the Commonwealth of Massachusetts and rated A- or better in the most current issue of Best's Insurance Reports. Tenant shall procure and pay for any and all renewals of such insurance from time to time during the term of the Lease and shall provide such renewal policies or certificates.
