    I keep think the condo is ready to move in. But it really is ready from Sept 23, 2025-Regatta Pointe was the First Luxury Resort Style Gated Community in the Tempe Arts District and it sits on 1st Street and Farmer. The backside of Regatta Pointe sits on Rio Salado Across from the Tempe Arts Center and the Tempe Town Lake Beach Park. Walkable to Tempe Town Lake, ASU, Mill ave and Light Rail. A Cheap Uber ride to Sky Harbor Airport, downtown Phoenix, and Old Town Scottsdale. Jump on the 10 Interstate, the 60 Superstition Freeway, the Loop 101, Loop 202, 143 & 51 expressways. I was checking all listings in the area on Zillow has this property's rent estimate at $2910 which is less than what it's posted at currently which is $2800 per month. Finally ready to Rent! Someone can move in sooner however there is some work that still needs to be address in the garage. The unit just under went a 100K remodel after a huge flood requiring extensive repiping to the tune of 30K. There are no Application Fees or Administration Fees charged by me, I do know Zillow charges a $30 Fee and it's good for 30 days. I will accept Zillow's application if you have already paid for that service. My Process: Complete, sign and return an application provided by me. Send me a copy of your credit report. FYI: I do run a Complete Background Check for the Top candidates. I do check References. A Lease Term is set at one Year, unless inquired. Tenant's who are interested a Longer Lease than one year; we can chat about that and the duration of their lease. It costs me nearly one Month's rent to Flip the Unit for new Tenants', between cleaning fees, repairs, placing misplaced key and fobs, etc. If there are 3 Adults Living in the Unit all 3 People have to be on the Lease, no separate Leases. No Doubling up in the Bedrooms. Every Person Living at the property has to be on the Lease, other than children under 18. If Existing Tenant's sublease or decide they are Going have their Buddy through a Mattress on the Floor and Split the Rent, that will be Grounds for Immediate Eviction. If a Roommate Leaves or Moves out (whether I'm informed or not), the Full Rent is Due each Month. No Guest's are Allowed to stay over 2 weeks (14 days) Without Permission from the Landlord, Per HOA restrictions. Tenant's Pay their own Electric, Water, Internet, & Cable Bill's. All inside repairs are covered by the Landlord unless damaged is caused by the Tenant's negligence. I attempt to have any problem taken care of within 24 hours from when I'm notified or ASAP depending on the day and time the problem is reported. If you break something once, I'll fix it (depending on the circumstances), but after that you are responsibly for the next mishap; unless it was not Your doing and it just happened. I treat other's the way I like to be treated and I expect the same from my Tenants'. I consider myself to be fair landlord and I always support a win/win situation. I've owned this property for 20 years, I don't expect to get rich and my goal is to offer a nice place to Live that is Safe, Clean and Updated on the Inside. I just want to be Straight up and completely Clear of my expectations. Tenant's will be responsible and pay for any Lost Key, Lost Mailbox Key, Garage door opener, Lost Pool or Garage Fobs. Tenant's are responsible for any and all fees charged by the HOA for not following the Rules and Guidelines in the Regatta Pointe Home Owner's Association. Renter's Insurance is required for the full duration of Lease, and proof is expected at the time of the Lease is signed and my name should be on the documentation. The Large Trash Bins, Gate Maintenance, Ground Maintenance, Pool & Spa Maintenance, BBQ's, Ground Trash Bins, Rec Room, Gym, Exterior Paint and Window Washing, and Fire Equipment is maintained by the Monthly HOA Management Fee of $400, which is covered by me, the Owner. Absolutely, NO Smoking (including Smoking or Vaping) and NO unregistered Firearms Smoking or Vaping will result in an Immediate Eviction. Zero Tolerance... Tenant's that are 420 friendly, I can relate. I'm from San Fransisco and grew up in the 70's, however please enjoy your Kind Buds outside, including Vaping. The Patio is fine, however do not through cigarette butts randomly on the ground. Discard them like most folks do... All Renter's get a 5 Day Grace Period before the Rent is Consider Late. A $25 charge PER day Late Fee will be Access on the 6th Day of the Month and will Continue each Day until Paid. I have my own Financial Obligations. I would Appreciate Full Transparency. Under all Circumstances I would Rather Know What is Coming Down the Road in Order to Help my Tenant's with a Solution, if There is a Financial Hardship. 2 Heads are Better than 1 and Sometimes Good People just have a Bad Month! Some People come up Short after all Bills are Paid and some ppl get Paid by Commission. I Pride Myself as a Supportive Landlord that Doesn't Nickel and Dime people as I was raised by a Single Parent who was a Long Time Renter. If you are Habitually Late, I will However recommend that we go our Separate Ways. Cars are no longer Towed during the Day, however a Parking Pass is Required to have Your Car Behind the Gate in a parking space after Five. I know you Can't Fix Stupid, so Pls don't Call me and Ask me to Pay for Your Car that was Towed! You can Get a Parking Pass at the HOA Management Office with my approval. I was recently informed a tenant can buy additional parking passes, if there is a 3rd car. AAM is on Broadway off 52nd St, in Tempe. Parking Passes Need to be Renewed Every June or July. Pets: Against my better judgment, I will Allow one House Trained small - Medium dog 2 Years or Older (Not a puppy), I would feel like a hypocrite otherwise. (The HOA has breed restrictions), I'm Only doing this bc I'm a Pet Owner and I Can't live without my own Dog. I've had Trouble in the Past, Bc there Isn't a Doggie Door, when the Tenant left I had to Rip out the Flooring. It's been way over 10 years since I allowed Pets, Especially now after updating everything. I know Dog ownership has gone up across the country, so I'm wanting to support that especially if it's a Rescue or Pound Puppy. Please show me that was the right decision. I would love a win/win situation for both of us. I will Charge a Non-Refundable Pet Fee up Front ($400) and a Monthly Fee ($40-50) and at the end of the first year, when I do my annual walk thru we can revisit the monthly charge. Like I said b4, I hate Tenant's being Nickel'd and Dime'd! Life is hard and expensive! Lastly, I Do Not allow the Security Fee to be used as last Month's Rent. The upfront costs are a lot of $ to Come up with and I have on Occasion (with my approval) allowed certain Tenant's pay the Deposit Over a period of 3 months (or 1 quarter); but it is with Realistic Circumstances. $6000 Total Move-in Costs $2800 Rent (Zillow has the rent estimate at $2910) $2800 Security Deposit (Refundable, but can't not be used as the last month's rent) but it will be fully refunded within 30 days of your departure as long as there is no damage. $400 Non-Refundable Cleaning Fee Additional Fees and Offerings: $400 Pet Non- refundable Plus $40-50 Monthly fee $30 Zillow does charge for an application fee which is good for 30 days (which I have no control over that), but I will accept Zillow's Application if that makes it easier for you. Note: Regatta Pointe does have additional storage space that is offered to all Tenant's but it is managed by AAM, the HOA Management Team. I have no idea of sizes or what they charge, but seems to be a quick and easy solution for any one who needs additional storage close by.
