Location description and distances from 4303 Teague Town Road: It is 6 miles, 9 minutes to Bethlehem and Lowe's grocery, hardware store, ABC store, Starbucks, more. It is 8 miles, 13 minutes to Taylorsville and Walmart, Tractor Supply, fast food, and Food Lion grocery. It is 10 miles, 17 minutes to north Hickory and numerous businesses along Hwy 127, including Lowes building supplies, Food Lion and Publix grocery stores. It is 15 miles, 25 minutes to Catawba Regional Medical Center. It is 63 miles, 70 minutes to the Charlotte NC international airport. It is 90 miles, 93 minutes to Asheville, NC Areas included / excluded: The upstairs living area, kitchen, three bedrooms, two bathrooms, closets and deck are included in the lease. The interior square footage is approximately 1392 square feet on a single floor. The owner / landlord maintains use of the garage, downstairs (detached) studio apartment, downstairs utility room, and carport. The studio apartment is intermittently occupied, and is not a full-time residence. The best estimate of occupancy is one week duration, at about 6-8 week intervals, or only 10-15%. The downstairs studio apartment will not be leased separately, nor used as an Airbnb. The owner's brother resides in the house at 4305 Teague Town, and will have access in a considerate manner of the garage and carport of 4303 Teague Town. The owner may designate representatives for maintenance tasks (such as HVAC) to access these areas. Credit rating is negotiable with multiple persons signing the lease. The 650 minimum credit rating is for a single signature on the lease. Multiple persons signing the lease may have a credit rating of 600 each, subject to details of the Zillow credit report provided to the owner / landlord. Appliances provided: Stove with oven, refrigerator, dishwasher, microwave, washer and dryer are provided. The dryer and hot water heater are powered by LP gas. The ice maker of the refrigerator is inoperable and has been removed to allow more freezer space. Internet access provided: Internet access is provided and included in the monthly rental payment. This is not high speed internet, but suitable for streaming services. Availability of service is subject to the response of AT&T after any disruption. Numerous local TV and radio stations are available with on air antennas. Heat and air conditioning: The heat and air conditioning is provided by a high efficiency Bosch 2.0 heat pump with a variable speed compressor. There is a 10-speed central fan that enables proportional temperature set point control for greatly improved comfort. There is electric supplemental resistance heat mounted in the blower assembly, which is located in the downstairs utility room. The fireplace in the living area is supplied by LP gas, and is an emergency heat source in the event of power failure. Instructions are provided to the tenant for lighting the pilot light. Water system: Water is provided from a well on the property. There is a water softening / treatment system located in the basement utility room. The landlord will provide required maintenance on this system, as well as salt for iron treatment. Utilities NOT included: Electric power is from Energy United, and LP gas is from Thompson Gas to a leased and monitored 120 gallon tank outside the house. Accounts must be placed in the tenant's name prior to occupancy. Septic system: There is a septic tank and leaching field located due north and parallel to the exterior wall with the garage door. It is located approximately 75 feet from the house. Any garden should not be located in this area. Proper waste disposal is required to maintain operation. Waste and trash disposal: There is an Alexander County recycling and trash disposal center located nearby on Teaguetown Road. Pets: Cats are NOT allowed. Two small or medium sized dogs are allowed. A medium-sized dog typically weighs between 20 and 60 pounds and stands around 14 to 20 inches at the shoulder. While there can be variations, this general size range helps distinguish them from large breeds. A damage deposit of $500 per dog is required. Dangerous dogs are not allowed. A dangerous dog is one that has already attacked, or puts a person in genuine fear for their safety, or the safety of others. Dogs showing aggressive behavior without provocation, or unfriendly to people on initial contact are considered potentially dangerous. Specific types of dogs are not permitted: Pit Bull Terrier, Japanese Tosa, Dogo Argentino, Fila Brasileiro, or XL Bully. The tenant must keep the yard clear of animal fecal matter at all times. No exotic animals such as snakes, alligators, spiders, etc are allowed to be kept on premises. Residents allowed: One "Immediate family", or "Unrelated adults" (below): In North Carolina, the term "immediate family" is generally defined to include a spouse, children, parents, siblings, and grandparents. It also includes step-, half-, and in-law relationships based on those relationships according to NC. Admin. Code 01I .1702. Spouse: Husband or wife. Parents: Biological or adoptive parents. Children: Biological, adoptive, step, or foster children. Siblings: Brothers and sisters, including step, half, and in-law relations. Grandparents and Grandchildren: Including step, half, and in-law relations Step-family: Step-parents, step-children, step-siblings, and in-laws are considered immediate family. Residents allowed: Unrelated adult(s): Any unrelated adults. other than immediate family as described above, who are full time residents for more than thirty days must pass background checks and sign the lease. There can be no more than four unrelated persons total residing on the premises. This provision allows for "house-sharing" by individuals or couples, in-lieu of an "immediate family". Individuals not named on the lease: All full time residents and guests who stay overnight for more than 30 days per year, and over the age of 18 must present a valid driver's license or state issued ID for identification to the owner/landlord, and agree to background checks including criminal history. If required, the cost of these background checks will be paid for by those persons. Vehicles: No unlicensed, unregistered, inoperable, or any vehicles or trailer with expired tags are allowed on the premises. Vehicles that are not registered to the lease holder may not be parked on the property for more than two weeks, and are subject to towing at the expense of the registered owner. Maximum of one single axle trailer is permitted to be parked on the property. This provision allows for a small boat, camper or utility trailer. All towed trailers must have valid registration and current license tags. Commercial motor vehicles or any vehicle with a Gross Vehicle Weight of 8,501 pounds or more are prohibited due to the limitations of the driveway. Loud vehicle exhaust systems are not allowed due to the near proximity of the shared driveway to the residence at 4305 Teaguetown Road. North Carolina law prohibits driving a motor vehicle with a muffler or other exhaust system that produces excessive or unusual noise, as well as using a muffler cut-out. No use of off road vehicles such as ATVs, motocross bikes, etc. that damages grass, turf or driveway surfaces is allowed. This would include visible ruts or worn tracks due to repeated use or rapid acceleration. Use of any ATVs is limited to only the full time residents of 4303 Teaguetown Road, with no liability to the owner/landlord. Grounds: The tenant is responsible for keeping the grass mowed 75' around the house, and the shrubbery and ground cover neatly trimmed. The tenant is responsible for all snow and ice removal, and gutter cleaning as required. Maintenance: The landlord will arrange for required maintenance after notification from the tenant. The tenant is responsible for minor maintenance tasks such as changing light bulbs. No air filters are required in any upstairs vent or return. There is a whole-house air filter located on the HVAC blower, and it will be changed annually by the landlord. Any maintenance issue must be reported to the owner / landlord immediately for correction. Any reported deficiency that could cause injury must be avoided and not used until corrected. Other: Smoking inside the house is NOT allowed by residents or guests No commercial use of the property is allowed. Sub-leasing is not allowed. Hunting or target shooting is NOT allowed. The hot tub is out of service and is to be demolished. Construction / placement of storage sheds One storage-utility shed may be placed on the property by the tenant with approval of the owner. Attic storage is allowed to the left of the pull down ladder while ascending, no more than 3 feet high on the flooring only. Access to the attic from the pull down ladder must not be blocked. The landlord retains usage of the right side of the floored attic space, as access may be required. Grills can not be used under any porch overhang. Any grill must be located at a minimum of ten feet away from any vinyl siding. . The fence along the top of the lower driveway retaining wall is constructed as to prevent access to a dangerous fall hazard, including the possibility of death. No access to the top of the unprotected retaining wall is allowed. Renter's insurance is required. The tenant is totally responsible for any damages or injuries caused, in any part by themselves or by their guests. Access for semi-annual maintenance inspection is to be provided to the owner / landlord on a scheduled basis. Painting of any interior walls is not allowed without prior approval by the landlord. Provision is made for the purchase of stored LP gas in the tank, and is payable in addition to the first month's rent by the tenant. Provision is made for the re-purchase of stored LP gas in the tank is payable in the last month's rent by the landlord. These transactions will be based on the online monitored tank level, and price per gallon of the most recent invoice, including delivery and fees. There are no furnishings provided unless agreed upon by the landlord and tenant. The few furnishings that are left as shown in the photos will be quickly removed upon signing of the lease. The landlord/owner will pay the tenant $1.50 / day of occupancy in studio apartment for utilities. This payment will be made in cash as incurred. Prior to finalizing the lease, a phone conversation between the owner/landlord and renter/tenant will be required, in lieu of an in person meeting (preferred).
