Additional Information: -No smoking or vaping, no pets, and no events allowed. -Renters must be 21 years of age or older to rent and are required to email a photo ID. The guest making the reservation must also be present for the duration of the stay. -Third party bookings are NOT allowed. -A rental agreement must be signed to confirm your stay. If the agreement is not signed and the reservation is not paid in full, you will not receive the arrival information. Provided all requirements are met, the arrival details will be emailed 7 days prior to your scheduled arrival. -Check-in is anytime after 4 PM Central Time. -Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee. -Quiet hours are 10pm to 7am per the Bay County Noise Ordinance -Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property. -Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 1 trash bag per trash can, 1 packet of dish detergent and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store. This property is professionally managed by Sun & Sand Rentals. Available Now through February 28, 2026 (with option to renew) Rental Rate: $2,200/month + tax from now through February 28, 2026 $3,500/month + tax from March 1 through August 31, 2026 6-month lease maximum, with potential renewal in 6-month increments Preference given to tenants who can pay full term upfront Security Deposit: $2,200 security deposit required at booking Refunded within 30 days of move-out, pending inspection and no damage to property or furnishings Utilities & Maintenance Responsibilities: Owner covers trash, water, and Wi-Fi Tenant covers electric; owner provides a $120 monthly credit toward the bill, and tenant is responsible for any overage Tenant is responsible for monthly HVAC filter changes and must pour bleach down the A/C drain line once per month Tenant is responsible for any HVAC or plumbing repair costs resulting from neglect or misuse Cleaning Fee & Move-Out Expectations: One-time $250 move-out cleaning fee (paid upfront) Tenant must leave property in the same condition as move-in All trash must be removed and dishes cleaned before departure Excessive messes or neglect will result in deductions from the security deposit for additional cleaning costs Community & Parking: Located in the gated Bay Point community guests must check in with security each time they enter Quiet hours: 10:00 PM 7:00 AM (Bay County ordinance) Includes 1 assigned parking space + 1 guest spot Restrictions: No pets No smoking or vaping inside the property No parties or events Payment: Payments will be processed securely through Sun & Sand Rentals' Streamline system.
