We have a studio/ADU available in our converted garage; it includes a private bathroom, access to private laundry facilities with brand new washer/dryer, and kitchenette space with brand new microwave and under counter fridge (but no stove/oven). All utilities (water, gas/electric, wifi) included. The proximity to campus makes this a great location for an SDSU student, but it's also quite central so could be good for other situations too. We are looking for someone who is conscientious and spends most of their time working/studying/doing something productive. We would prefer an SDSU grad student or a working professional and would consider an SDSU undergraduate who is exceptionally mature (not interested in partying or bringing people back home). We are a married couple in our late 30s WITH A 1-YEAR OLD and 4-YEAR OLD. We work full time and the kids are in daycare/preschool during the week. That said, the studio sits under a house built in 1948, and although sound transfer has been mitigated it is NOT SOUNDPROOF. Therefore the space is ideal for someone who isn't bothered by a bit of noise. Daily, the monsters wake up at 6-6:30am and squeal, play and have shakespearean level melt-downs until 7:45am, so a morning person (or very deep sleeper or someone who owns noise-canceling headphones) is ideal. We leave for work/daycare at 7:45am and are back by around 5:00pm. I sometimes work from home a few days a week. The space will be available early August (but we are willing to wait for the right person). Rent is $1550 a month, all utilities included (electric, water, high-speed internet, laundry). Because utilities are included and because we have little kids around we would prefer infrequent guests. An occasional guest is fine, but we want to be renting the space to one person (who we vetted), not a couple, or a polyamourous trio, or a string quartet. GENERAL LOCATION We are near 58th street and Trojan (92115). It's close to campus and grocery stores. Campus is a 10-minute bike ride, a 30-minute walk, a 5-minute car ride, an 18-minute bus ride, or 60-minute piggyback ride (we will charge you extra for this). Ample street parking. THE STUDIO The space is new construction (you would be the first occupant). It consists of one large room, a space dedicated to a kitchenette (small sink, counter space, microwave), a bathroom, and a utility room with a brand new washer and dryer. There is not an oven or stove or garbage disposal, and so the space is best for someone who mainly eats out or makes quick/easy trader-joe style meals. The bathroom is run on a Santiflo system (oh, don't worry, we will tell you all about it!), and is designed for one person occupancy only which is an added reason why we do not want frequent overnight guests. The ceiling is insulated, but you can still hear walking/noises from the house. There is a little space by the entrance to put a chair or small table. MORE ABOUT US We are a couple with two kids (4 yo and 1 yo). I am an assistant professor at UCSD, and my husband works in architecture near SDSU. We are gone most weekdays, some weekends, and are home most mornings/evenings. We are very laid back about most things. We are both in our late 30s with house-arrest-bracelets (i.e. kids) so don't go out incredibly often, do drugs incredibly often, or have rambunctious parties. Moderate drinking or marijuana would not bother us (as long as you don't burn down our house, and offer us good beer when you have it). On the weekends we do often have a few friends over for dinner. In the evenings we tend to hang out in the living room doing very low-key things like reading, working, cooking, chatting, watching a movie etc. We are tidy and clean-ish ( not obsessively so), and often have projects half finished in the front yard. We don't smoke cigarettes (husband vape). We are very down to earth, easy-going and friendly. WHO WE ARE LOOKING FOR Our ideal renter would be a student/undergrad/professional whose time is mostly dedicated to work or academics and is not interested in staying up too late, having parties or regularly having people over in a ton of the time. Being friendly and easygoing is essential. We would also like someone who is generally kind and conscientious, and generally has common sense and is not an a hole. TERMS We would ideally like someone who wants to rent longer term, but we are open to a month to month lease or having a longer-term agreement on our end if that is more comfortable for you. We have had lots of roommates in the past without formalities, and it has always worked out very well so we prefer to have verbal agreements rather than anything formal.
