    What's special

    This property has 50 feet of lake Frontage; the lot dimensions are 50 feet x 189 feet and 50 feet x 192 feet. The cabin is the second from the last house on 218th Street, a dead ended township road that used to go around the lake. The road is plowed in the winter allowing access to the location all year round. There is little motorized traffic. It is currently being used as a seasonal lake home. However, it does have insulation and a thermostatically controlled propane gas vented wall furnace. The cabin was initially built in 1958 consisting of 2 bedrooms and a living room. The kitchen, utility room, and bathroom were added later making it a total of 720 square feet. The Well was installed in 2013 at drilled to a depth of 216 feet. The 1500-gallon septic tank was installed in 2011. The water heater is about 5 or 6 years old. The porch was replaced in 2017. In 2018, the floor joists in the living room and the bedrooms were replaced with green treated wood and a new floor and sub floor was installed. Before the floor was replaced, insulated ducts and registers were installed to support a new gas furnace in the future. A new window in the living room was also installed as well as a plastic vapor barrier underneath the whole cabin and new insulation there. In 2019 a metal roof was installed with a new wind turbine. Also, in 2019 a new window was installed in the south bedroom. The old fiberboard ceilings in the bedrooms were replaced with drywall and new insulation and new light fixtures were installed. The toilet was replaced in the bathroom and minor plumbing repairs/improvements were made. So far in 2020, high quality laminate flooring was installed in the living room and bedrooms. Doors were installed in the bedrooms as well as ceiling trim. Casings and floor trim were installed throughout the living room and bedrooms. The property comes with a 6 x 8 foot shed, a fire pit, and 48 feet of dock. Also available are two air conditioners, two deck boxes for extra storage, four outdoor cedar chairs and table, two picnic tables, three kayaks and a kayak rack, a lawn mower, an air compressor, miscellaneous equip and some indoor furniture. The current owner can supply you with almost everything you need to start your new journey at Toad Lake. Much of the hard work has been done. However, there is enough work still to be done over time to give the new owner/s their own personal touch and updating to make this property a really nice home. There is enough space on the lot to build a garage. The county has been liberal in granting variances to neighbors for building in the past. This location is only a block away, walking along the waters edge, from the local restaurant and lounge making it easy to dine-in or order takeout. Also, for a small fee, you can launch and recover your boat there, which is very convenient too. There is also public launch site on the other side of the lake where there is no charge. There is a garbage dump site toward the other end of the lake making it easy to get rid of refuse. There is also garbage collection offered to residents for a fee.
