The ground floor features an open-concept space for living area and a dining area, a kitchen (equipped with essential appliances including a refrigerator, oven, range, and microwave), a guest bathroom (contains a toilet and sink), a storage closet, and a dedicated laundry room (equipped with separate washer and dryer). The upstairs area includes two bedrooms, a full bathroom (tub/shower combination), and storage closets. The townhouse has central air conditioning, ceiling fans for climate control, vinyl flooring, an attic, and two assigned off-street (driveway) parking spaces. Pets are accepted at Owner's discretion. There is a separate deposit for each pet and additional monthly pet rent. A maximum of two pets allowed per townhouse. Each pet must not exceed 20 pounds or 12 inches in height at full maturity. Our Animal Addendum (available upon request) provides details on pet policies, fees, deposits, restrictions, and assistive/companion animals. Any person interested in scheduling a tour of the townhouse and property must be 18 years old or older, present a valid government issued photo Identification (Driver's License, Passport or State Issued ID card), and complete a pre-screening form (available upon request). TOWNHOUSE LIVE TOUR In order to schedule a tour of the townhouse, an applicant must be 18 years old or older, present a valid government issued photo Identification (Driver's License, Passport or State Issued ID card), and complete a pre-screening form (available upon request). Please review the summary of our rental criteria (below) prior to requesting the pre-screening form. EQUAL HOUSING We fully comply with ALL applicable federal, state and local fair housing laws. Basically, we do not discriminate against any person based on race, color, religion, sex, national origin, familial status, disability, veteran status, marital status, source of income, sexual orientation or gender identity. LEASE TERM 12-month rental lease agreement preferred. OCCUPANCY GUIDELINES A maximum of 4 persons allowed per townhouse (2 per bedroom). Person under 2 years of age are not included in the occupancy count. INCOME Verifiable combined monthly gross income of at least $3,975 (3 times the monthly rent) is required. An applicant who does not meet the minimum income requirement may be required to pay an additional deposit of $1,325. The additional deposit will be returned to tenant after 12 months of timely rent payments. In lieu of the additional deposit, applicants may provide a qualified co-signer or guarantor. RENTAL HISTORY An applicant must not have been evicted or asked to move out by a previous landlord, must show satisfactory rent payment history for the last two (2) years or proof of home ownership. Also, the applicant must have no history of disturbances, property damage, monies owed, or living habits that adversely affect the health, safety, or welfare of other tenants. Sufficient notice shall have been given to previous owner prior to moving out. If evicted, the mitigating circumstances and the payment of the related debt will be reviewed on a case-by-case basis to determine if the application will be accepted or result in a denial. CREDIT HISTORY A complete credit check is required for all applicants. Overall credit score should be at least 620, and debt-to-income (DTI) ratio below 50%. A dismissed or discharged bankruptcy within the last 24 months may result in denial. If a rental application is denied or is accepted with conditions, we will provide the name, address and telephone number of the consumer reporting agencies which provided the consumer information. Applicants who do not meet the minimum credit requirements, may still qualify for tenancy with additional deposit, co-signer or guarantor. CRIMINAL HISTORY Any applicant, 18 years of age or older, is required to undergo a criminal history check (included in background check). Misdemeanor and/or Felony convictions consisting of but not limited to theft, forgery, fraud, assault, robbery, breaking and entering, manufacture and distribution of controlled substances, arson, possession of illegal weapons, identity theft and violence or force to injure or harm another person are considered and may result in a denial of the rental application. Misdemeanor and/or Felony convictions are reviewed and considered in accordance with the state law requirements. ANIMAL POLICY Pets are accepted at Owner's discretion. There is a separate pet deposit and additional monthly rent for pets. Should a pet be acquired after move-in, all current pet provisions must be adhered to. We allow no more than two pets per townhouse, not to exceed 20 pounds (each) or 12 inches in height at full maturity. Cats must be declawed. Dogs must not be of the following breeds: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Great Danes, Alaskan Malamutes, Siberian Huskies, or any other breed considered "vicious" by most insurance companies. Pets are subject to visual inspection and must be approved by Owner prior to coming on the premises. Owner prohibits rodents, reptiles, exotic birds, ferrets and rabbits as pets. Our Animal Addendum (available upon request) provides details on pet policies, fees, deposits, restrictions, and assistive/companion animals. UTILITIES Tenant pays for electricity, gas, and water (includes garbage removal). Electricity must be in tenant's name prior to moving in.
