The house has great airflow and big windows if you wish to take advantage of what little spring & fall we have, but do recommend using climate control for the summer and winter as it has all of the original woodwork and extreme temperatures could harm it. So use the system that is in great shape for best utility economy during the Kansas City Summers and Winters. Tenant will pay all utilities. Landlord can include yard maintenance in lease or not. Rent is negotible based on furniture that can be used by tenants or can be moved. Holdover lease after initial term, blackout period oct-jan after holdover. Pet is 2 pet max total. Pet conditions are must be over 2 yrs old, spayed/neutered and cats must be indoor only. Kennel comfortable is best as the house has original hardwoods and woodwork and when left alone it is in tenant best interest to be sure contained in an area or kennel for any anxiety issues when alone. Maintenance is taken care of on house systems and appliances. The yard maintenance is negotiable and can be added or taken away from rent. If pet, cleanup is required on a weekly basis at minimum. Details can be discussed and agreed to in lease. No smoking/vaping inside the house.
