We are looking to rent out a beautiful home in the heart of Sherman Oaks. My roommate and I are moving out, as our lease is coming to an end and we will be going separate ways. The house is immaculately cared for, and the landlord is extremely response to maintenance requests and has been very helpful in the two years we have lived here. The house is situated on a residential street that is very quiet, but only a five minute walk from Ventura Boulevard with countless restaurants, shops and activities. The landlord will be the one providing you with the lease, but we will be showing the house while we are in the process of moving out. The house will be available at the latest on June 1st, but we can hurry out if there is a need to move in faster. The landlord will run background checks and require a security deposit, which will equal one month's rent ($3,600). This essentially equates to first and last month's rent to move in. If you have a pet, there is a $250 pet deposit, but no monthly fee. There is a washer and dryer in the house, but they belong to me. I am willing to discuss selling these if you do not already have these machines. The backyard has a very tall fence, and behind that fence is a guest house. There is a tenant in the guest house, but please note that there is little to no interaction with the tenant and your privacy is guaranteed. The tenant pays for 20% of the utilities.
