Long-Term Rental. Available starting Feb 1, 2025. This has been my primary residence for the past three years. I'm the owner. I love how cozy and peaceful the house is, and how it's located in a secluded area, yet super close to everything I care about in Boulder :) It's a 3bd/1.5ba home, with the master bedroom having a specially spacious feeling to it, with an attached balcony and open loft style. The home has central forced air heating, and also a wood-burning stove. There is one wall-mounted A/C unit on the lower level, in the living room. The backyard is fully fenced, and you will have a detached garage that can be used either as a proper garage, or as extra storage space. The home is furnished as in the pictures. My plan is to remove all furniture before renting, but I'm open to negotiate any arrangement in case keeping the furniture is convenient for the new tenant. About expenses: rent is $3,200 for a 12-month lease. We'll use the standard boulder model lease agreement. The tenant is responsible for utilities, including electricity & gas, water, trash, and internet. For internet, I've always used Xfinity/Comcast, and have always had reliable high-speed service. Security deposit is 1-month rent, and returnable upon the termination of the lease, Utilities are already included in price. Total payment at move-in is simply first month's rent and security deposit. There's no other surprise hidden payment. I like things transparent and simple. Pets are allowed, but a pet fee applies, at the statutory maximum allowed in Colorado. Absolutely no smoking indoors (tobacco, cannabis, or anything else).
