1. Property & Furnishings
This property is fully furnished and set up for short-term rental use. Tenant agrees to return the property, including all furnishings, decor, and supplied items, in the same condition as received at move-in, normal wear and tear excepted. Tenant is responsible for the cost of repairing or replacing any damaged or missing items.
2. Included Amenities & Utilities
Property is stocked upon arrival with toilet paper, paper towels, dish soap, hand soap, laundry detergent, coffee, and propane for the BBQ and firepit.
Tenant is responsible for refilling supplies as needed during their stay.
All utilities are included in the monthly rent, including water, gas, electricity, internet, and garbage service.
3. Cleaning Services
A professional cleaning is required every three (3) weeks and is included in the monthly rent. Cleaning will be coordinated by Owner and scheduled with Tenant in advance. Tenant agrees to provide reasonable access to the property for this purpose.
A nonrefundable move-out cleaning fee of $250 is required and must be paid at move-in. This fee covers professional deep cleaning and linen service at the end of tenancy and will not be applied toward damage or unpaid rent.
4. Lease Term
This lease is a month-to-month tenancy. Either party may terminate the agreement with thirty (30) days' written notice, unless otherwise required by law.
5. Rent & Late Payment
Monthly rent is due on the first (1st) day of each month. Rent not received by the fifth (5th) day of the month will be considered late. A late fee of $50 will be charged on the sixth (6th) day of the month, plus $10 per day for each additional day rent remains unpaid thereafter, until rent and late fees are paid in full. Returned payments are subject to a $35 NSF fee.
6. Security Deposit
Tenant shall pay a security deposit of $2,600 prior to move-in. The deposit is held by Owner as security for any damage to the property, unpaid rent, late fees, or other charges due under this lease. The deposit, less any lawful deductions, will be returned to Tenant within 30 days after move-out in accordance with applicable state law. An itemized list of any deductions will be provided.
7. Pet Policy
Maximum of two (2) dogs are permitted.
Yard is not fully fenced; Tenant agrees to keep dogs leashed when outside.
A $300 refundable pet deposit per dog and $50/month additional pet rent per dog are required.
Tenant is responsible for cleaning up after pets and for any pet-related damage.
8. Parking & Property Maintenance
Driveway parking is provided for Tenant use.
Tenant is responsible for snow removal and routine yard maintenance, including mowing and trimming of "desert wild" landscaping as needed to maintain a tidy appearance.
9. Condition of Property
Tenant agrees to keep the premises in good order and promptly notify Owner of any needed repairs or maintenance.
