A negative reference or he refusal of a prior landlord to give reference - may be grounds for rejection of your application. An Eviction action or an Unlawful Detainer action may be basis for rejection of your application. If no rental references are available within the last 3 years please provide the last known rental reference. Income verification required: Please provide your Employers' name and phone number for verification of the last 2 years employment. If self-employed, verification through tax filing records from the previous 2 years is required. Combined monthly income should be at least 2.75 times the monthly rent. If the rental unit is a 'single family' home, the lawn mowing and snow removal is Tenant's responsibility.
