    Pristine 3/2 home, single level, in highly desirable Firecliff neighborhood. The house has red rock views, privacy and convenient location plus access to the community pool, hot tub and bar-b-cue/picnic facilities. The house has central AC and heat, private patios, 2 sinks, luxurious marble shower and a jetted tub in master bath, walk-in closet, tile floors throughout, and a gas fireplace. This home is partially furnished in the great room (including living, dining room & a new king size bed in master),. There is also an attached 2 car garage, all kitchen appliances, kitchen breakfast area and separate breakfast bar and pantry plus a washer/dryer in the en-suite laundry room. Twelve (12) month lease to qualified applicants. References required for all applicants. 1. This lease is for a 12 month period, commencing on the date agreed by both parties. Rents are due on the first of each month and will be considered past due if not received by the 5th day of the month. A Late Fee of $50/day will be due in addition to the rent when the rent is not paid by the 5th of the month. Rental payments paid late 3 times within a 12-month period create a default of the Lease Agreement. 2. A returned payment fee of $50 will be added for all returned payments due to insufficient funds or lack of signature. If there are more than 2 instances of returned checks, the Owner may require that all future payments be made by certified check, direct deposit per Zelle or cash. 3. The property is partially furnished including a living room L-shaped couch and area rug and dining room set including 6 chairs and table as well as area rug, king bed in the master and the large kitchen appliances as well as a washer and dryer. 4. Owner pays for water, sewer, trash and the HOA fees. Renter pays for gas, electric and internet. 5. Renters must abide by HOA rules for the property including no trailers parked for more than a few days on the property (see attached). No vehicles without current license plates or that are non-operational may be parked on the property. 6. Renter may have 1 small, non-agressive, non-yappie dog, up to 40 lbs. No cats, birds or reptiles allowed. Renters are solely liable for any damages to persons or property by renter's pet. Renter agrees not to allow their pet to harm or annoy neighbors whether inside or outside the dwelling. Renter agrees to keep the premises clean and sanitary at all times. Renter further agrees to feed the pet inside and not keep any food outside the house that may attract vermin or other wildlife. Should pet cause injury to anyone the Owner will have the right to require the Renter to remove the animal immediately. Failure to do so will constitute a default of the Lease Agreement. A non-refundable $500 fee is required if renter has a pet. Renter will be liable for any damages by the pet that may exceed the $500 deposit. 7. No smoking, vaping or e-cigarettes allowed in the house. 8. The washer and dryer may be used by tenant but will not be replaced by owner if broken. 9. The security deposit is due with the first month's rent. The security deposit may not be used as the last month's rent which will be due and payable as noted above. The security deposit will help assure the owner that the renter will leave the property clean and undamaged in essentially the same condition as when Renter took possession of the house. If there are no damages to the property, the security deposit will be returned to the renter within 30 days after renter vacates the property. If some damages are noted, the repair costs will be deducted from the security deposit. 10. Additional fees may be due if owner determines that the renter has violated any of the above rules. 11. Owner reserves the right to inspect the property on a quarterly basis or if there is any reason to suspect that there may be some problem that needs attending. 12 Owner will contact renter with 24 hour notice of any needed repairs, maintenance or inspections. That may include periodic spraying for pest control. 13. The HOA maintains the in-ground landscaping of property but it does not include any potted plants which would be the responsibility of the renter to maintain. 14. Renter must report any significant needed repairs within a reasonable period of time to owner. 15. No more than 4 persons may reside on the leased premises without obtaining prior written consent from the Owner. 16. The renter must obtain a personal property/Renter's Insurance policy with an insurance company properly licensed to do business in Arizona. The Owner must be designated as beneficiary on that policy. Renter will be personally responsible for any costs of repairs not covered by the insurance policy. 17. The Renter is not permitted to paint or make other alterations or additions to the property without the Owners prior written consent. This is a description of the lease but it does not contain all details. Complete Lease Agreement to be signed by both parties prior to taking this property off of the market for rent.
