If there is evidence of an unapproved pet the deposit will be used to fix any damages. Fees may be added according to the amount of the damage and will be determined by the cost of repairing the damaged area. A cleaning fee may be charged. Cleaning Fee: Basic cleaning fee is $100/ stay. Additional cleaning fees may be applied depending on the condition the house is left in. Landlord's Right of Entry: If it becomes necessary for the landlord to enter the property whether to make a repair or for any other reasons, the landlord and the tenant will agree on a date and time for the landlord to enter. Once the lease has ended or if the tenant has stopped paying rent the Landlord shall be allowed access to the property without prior appointment. Occupancy: There is to be a maximum of 6 permanent occupants on the property. Guests can not occupy the property for more than 2 consecutive days and/or more than 14 days in a 6 month period. Subletting is not allowed. Lease Term: Lease is month to month. Rent and Payments: Rent is $4,000 / month. Rent due date to be determined by the start date of tenancy. If rent is late a $50 late fee will be applied. Security Deposit: There is a 1 month rent security deposit along with the 1st month's rent. Security deposit will be returned at the end of the tenancy. Tenancy Insurance: Any damage or loss to tenants personal property is the sole responsibility of the tenant. Tenants should have their own insurance to cover such losses. Property owner will not be responsible for repairing or replacing any losses incurred by the tenant while on the Landlords property. Note to Tenants: When leaving the property, sheets and towels do not need to be laundered. Cleaners will launder them. Please leave the sheets and comforters on the bed. No need to make the beds as they will be stripped and cleaned. Leave all towels hanging in the bathroom. Dirty dishes should be in the dishwasher and ready for the cleaner to run the dishwasher. When you leave please make sure to not leave trash and food throughout the house. All trash should be in waste receptacles. If personal items, such as clothing or electronics, are left behind they will be held for a short period of time and can be mailed to the tenant at their expense. Please contact Landlord as soon as possible about missing items. All food and consumables left behind will be thrown away during post tenancy cleaning.
