Approval Requirements Notices to Applicants The city of Seattle as of July 1st, 2017 requires landlords to provide prospective tenants screening criteria. Prospective tenants must view the unit in person prior to completing an application. Application to be handed in person to the landlord no sooner than 24 hours after viewing the unit at a mutual agreed upon location. Applicants must provide a copy of government issued photo identification. Applicants must provide written proof of employment and/or income. If documented income is savings, applicant must have six months living expenses proven in savings (rent amount x 3 x 6 months) Applicants must qualify financially; gross income must equal three times the monthly rent amount. If there will be multiple adults applying for tenancy, we will divide the rent by the number of adults and verify based on that portion. If applicants are married, we will combine income for financial qualification purposes. Applicants must provide verifiable rental references. If we're are not able to obtain a rental references it can result in denial of application. A mortgage account showing payments made on time on a credit report can be used in place of a rental reference. Three personal references names and numbers. Must be able to reach references by phone within 24 hours of application. No relatives allowed on reference list. Prospective tenants must provide a credit report with application with a minimum credit rating score of 700. If prospective tenants are chosen, landlord reserves the right to run a credi report within 96 hours of a signed rental agreement. If 2nd credit report does not meet or exceed the report provided by tenant the landlord reserves the right to terminate the rental agreement. Application must be completely filled out. Applicants applying with a cosigner will be accepted on a case by case basis at the discretion of the Property Owner. We do not accept a cosigner to compensate for a credit score under 700. Tenant shall pay 1st months and last months rent upon moving in.
