Snowbird & Seasonal Rental Requirements We welcome snowbirds and seasonal guests to enjoy the Florida sunshine at Saltwater Siesta! To keep your stay smooth and stress-free, here's what we ask: Tenants agree to: Keep the property clean and in good condition. Use appliances, furniture, and amenities as intended Notify landlord promptly of any needed repairs or maintenance. No Smoking. Maintain outdoor spaces by: Using provided bins for trash/recycling and using garbage services on pick up days. Keeping pool and patio areas free of debris after use. Follow all pool safety rules. Treat neighbors with respect (quiet hours 10pm-8am). Return the property in the same condition it was received. Tenant responsibilities include responsible home care and upkeep of home, furniture and amenities to maintain cleanliness and safety. No subleasing or short-term re-renting Maximum occupancy: 10 persons Prepayment: First month's rent due at booking. For multi-month stays, we may request additional prepayment or full payment depending on length. Income / Funds: Depending on length of stay- proof of monthly income of at least 2x the rent or documentation of savings/retirement assets to cover the stay. Security Deposit: Refundable security deposit collected before check-in. Background Check will be run by third party company Truvi. Possible Request for References: Prior rental references or proof of homeownership. Insurance: Renter's insurance (or travel insurance for non-U.S. guests) required for your protection and peace of mind. MID TERM STAYS: Any stay over 10 (ten) days, Gemstone Getaways will require biweekly housekeeping, cleaning/maid services to be paid by the tenant and routine home/pool maintenance to continue throughout the reservation. Pool heat will be paid by the tenant. A cap will be agreed upon for electricity and utilities prior to check in. Basic household items, toilet paper, paper towels, etc. will be supplied as a starter pack only. 1 LP tank will be provided throughout midterm stay, tenant will be responsible for refills.
