Upstairs is another furnished mid-term rental, and the front of the building contains two long-term rentals. The landlady/property manager lives just five minutes away. The hospital and the rest of the town is also just five minutes away by car, and in only fifteen minutes, you could be at the town landing and beach of Sebec Lake. Walking distance to the fairgrounds, a park on the Piscataquis River, the library, and Walgreens, this apartment is in a quiet neighborhood, bounded by an assisted living home and woods. Dover-Foxcroft may roll up the sidewalks at 9 pm, but there are many small shops and convenient grocery stores, butcher shops, farm stands, and unique restaurants/food trucks to explore. The minimum lease is for 30 days, and is renewable month-to-month. Please notify the landlord at least two weeks prior to the end of your lease if you would like to renew. The first month's rent, an optional pet fee, an optional parking fee, a cleaning fee and a refundable deposit are due at signing. The landlord pays for all utilities, including electric, heat, hot water, water/sewer, trash removal, internet, landscaping, and snow removal. The tenant is responsible for cleaning the inside of their unit, and for removing their trash to the dumpster. If any appliance malfunctions, the tenant needs to inform the landlord as soon as possible. When the tenant is away from the home, they should reduce energy consumption by raising their A/C temperature setting to over 70 degrees, and by turning off their lights. There is no smoking or vaping in the unit or on the premises. There are to be no large parties on the premises in order to keep down the noise and disturbance. Each apartment is equipped with a noise and smoke monitoring unit that gives data to the landlord in real time. Once the landlord has been notified that the noise is above 75 dB for 10 minutes, the tenant will receive a phone call from the landlord and a plan to reduce the noise will be made. If the noise or disturbance continues without correction, the police will be called. Only dogs that do not bark excessively are welcome. These dogs must not be chewers or scratchers of furniture, rugs, windows, or doors. They must use the side yard to relieve themselves, and immediately after the tenant will bag and dispose their poop in the dumpster. In the event there is considerable snow, common sense will dictate where the dog can do its business, away from where people walk.
