Security Deposit Tenant shall pay a security deposit prior to or upon signing this Agreement. This deposit will be held to cover any damages to the Premises or unpaid rent. The security deposit will be returned to Tenant no later than 10 days after the Lease Term ends, subject to any lawful deductions. 4. Utilities Tenant is responsible for payment of all utilities and services, including but not limited to electricity, gas, and internet, unless otherwise stated. 5. Maintenance and Repairs Tenant agrees to maintain the Premises in good condition and promptly notify Landlord of any needed repairs. Landlord is responsible for repairs due to normal wear and tear. 6. Occupancy Limits The Premises shall be occupied by no more than the agreed upon persons. 7. Pet Policy No pets are allowed 8. Rules and Regulations Tenant agrees to comply with all rules and regulations, including those related to noise, smoking, and use of common areas. 9. Termination and Renewal Under special circumstances, either party may terminate this Lease by providing 30 days' written notice before the end of the Lease Term. The Lease may be renewed with mutual written agreement. 10. Inspection Landlord and Tenant will conduct a move-in inspection on the commencement date and a move-out inspection on the termination date to document the condition of the Premises.
