Rent Payment Rent is due on the 1st of each month. A $30 late fee will be charged if rent is not paid by the 2nd of the month. 2. Security Deposit A $1,000 security deposit is required prior to move-in. It will be refunded within 30 days of move-out, minus any damages or unpaid rent. 3. Guests Guests are not permitted to stay overnight without prior permission from the landlord. All overnight guests must be approved in advance. 4. Pets No pets are allowed on the property at any time. 5. Smoking Smoking is only allowed outside the home, at a reasonable distance from doors and windows. 6. Yard & Exterior Maintenance The landlord is responsible for all lawn care and exterior maintenance. 7. Noise & Conduct Quiet hours are from 10 PM to 8 AM daily. Tenants must be respectful of shared spaces and keep noise to a minimum. Disruptive behavior or excessive noise will not be tolerated. 8. Repairs & Maintenance Tenants must keep their living areas clean and report any issues or damages promptly. Damage beyond normal wear and tear may be deducted from the security deposit. 9. Alterations Tenants may not make any alterations (including painting, hanging shelves, or installing fixtures) without written permission from the landlord. 10. Parking Tenants must park only in the designated areas and must not block driveways or pathways. 11. Move-Out Notice A 30-day written notice is required before moving out. The property must be left clean and undamaged.
