1. Lease Duration
Minimum Stay: 30 days
Maximum Stay: 180 days (extensions available upon approval)
Check-In: 3:00 PM | Check-Out: 11:00 AM
Renewal: Tenants may request a lease extension in writing at least 15 days prior to lease end.
2. Rent & Payment Terms
Monthly Rent: $8,950
Payment Due Date: 1st day of each month
Accepted Payments: ACH transfer, company check, or approved insurance direct billing
Late Fee: $50 after the 5th day of the month; $10 per day thereafter
Returned Payment Fee: $35
3. Security Deposit
Amount: $8,950
Fully refundable within 21 days after move-out, less any lawful deductions for:
Excessive cleaning or damage
Unreturned keys or access devices
Unpaid rent or fees
4. Utilities & Services
All essential utilities are included in rent, up to reasonable usage limits:
Electricity, Gas, Water, Trash, and Internet (Wi-Fi)
Excessive utility use (over 20% above average) may result in an additional charge
Landscaping and pest control are provided by ROMA Legacy 4 Life
5. Furnishings & Equipment
This property is fully furnished with all necessary household items, including:
Bedroom sets, linens, and towels
Kitchen cookware, dishware, and utensils
Living room furniture and Smart TVs
Washer and dryer units
Tenant shall maintain furnishings in good condition and report any damages immediately.
6. Maintenance & Repairs
Tenant must promptly report any issues or maintenance requests.
Tenant shall not make alterations, paint, or install fixtures without written consent.
ROMA Legacy 4 Life reserves right to enter the property (with 24-hour notice) for inspection or repairs in accordance with California Civil Code 1954.
7. Occupancy
Maximum Occupancy: 6 persons
Only authorized occupants listed in the lease may reside in the property.
Short-term subleasing (Airbnb, etc.) is strictly prohibited.
8. Pet Policy
Pets allowed only with prior written approval.
Pet fee: $250 non-refundable per pet + $50/month per pet rent
Tenant responsible for any pet-related damages or cleaning.
9. Smoking Policy
Smoking of any kind is not permitted inside the home.
Designated outdoor smoking area available.
10. Parking
Gated parking available for up to 2 vehicles.
Street parking also available per City of LA regulations.
11. Insurance & Liability
Tenant or sponsoring company (insurance carrier, employer) must maintain liability coverage.
ROMA Legacy 4 Life is not responsible for loss or damage to tenant's personal property.
12. Property Access & Security
Exterior cameras installed for security purposes only (no interior cameras).
Cameras cover driveway, entry, and perimeter disclosed per LA City Ordinance.
Property complies with City of Los Angeles Housing Department safety and habitability requirements.
13. Compliance with Law
Tenant agrees to comply with all:
City of Los Angeles Rent Stabilization Ordinance (RSO)
Transient Occupancy Tax (TOT) requirements (if applicable)
Local noise, waste, and occupancy regulations
14. Termination & Move-Out
Either party may terminate with 30-day written notice.
Tenant must leave property clean and in original condition.
All keys and remotes must be returned upon checkout.
15. Dispute Resolution
Any dispute shall be resolved under California state law in the County of Los Angeles.
Mediation encouraged before formal legal action.
