Maintenance & Repairs Tenant must promptly report any issues or maintenance requests. Tenant shall not make alterations, paint, or install fixtures without written consent. ROMA Legacy 4 Life reserves right to enter the property (with 24-hour notice) for inspection or repairs in accordance with California Civil Code 1954. 7. Occupancy Maximum Occupancy: 6 persons Only authorized occupants listed in the lease may reside in the property. Short-term subleasing (Airbnb, etc.) is strictly prohibited. 8. Pet Policy Pets allowed only with prior written approval. Pet fee: $250 non-refundable per pet + $50/month per pet rent Tenant responsible for any pet-related damages or cleaning. 9. Smoking Policy Smoking of any kind is not permitted inside the home. Designated outdoor smoking area available. 10. Parking Gated parking available for up to 2 vehicles. Street parking also available per City of LA regulations. 11. Insurance & Liability Tenant or sponsoring company (insurance carrier, employer) must maintain liability coverage. ROMA Legacy 4 Life is not responsible for loss or damage to tenant's personal property. 12. Property Access & Security Exterior cameras installed for security purposes only (no interior cameras). Cameras cover driveway, entry, and perimeter disclosed per LA City Ordinance. Property complies with City of Los Angeles Housing Department safety and habitability requirements. 13. Compliance with Law Tenant agrees to comply with all: City of Los Angeles Rent Stabilization Ordinance (RSO) Transient Occupancy Tax (TOT) requirements (if applicable) Local noise, waste, and occupancy regulations 14. Termination & Move-Out Either party may terminate with 30-day written notice. Tenant must leave property clean and in original condition. All keys and remotes must be returned upon checkout. 15. Dispute Resolution Any dispute shall be resolved under California state law in the County of Los Angeles. Mediation encouraged before formal legal action.
