Rental History: At least one year of positive rental references within the past three years. Utilities & Lawn Care: Tenant is responsible for all utilities and lawn maintenance. Pets: We welcome up to two pets (breed restrictions apply). There is a $200 non-refundable pet fee and $35/month per pet. Please confirm your pet's eligibility with management. Vouchers: Housing Choice Vouchers are accepted for this property. Smoke-Free: This is a smoke-free home smoking is not permitted indoors. Standard lease term: 12 months Renewal subject to satisfactory tenancy and property inspection Rent & Payments: Monthly Rent:$1150 Due Date: Rent is due on the 1st of each month; late fees apply after the 5th day of non-payment ($75 every 5 days). Security Deposit: $1150, due prior to move-in. Utilities & Maintenance: Tenant is responsible for all utilities (electric, gas, water, and trash) and lawn maintenance. Tenant must maintain the property in clean and sanitary condition and promptly report any maintenance issues. Pets: Up to two pets allowed (breed restrictions apply). $300 non-refundable pet fee plus $35 per month per pet. Smoking Policy: This is a smoke-free property. Smoking or vaping inside the home is strictly prohibited. Occupancy: Only approved individuals listed on the lease may occupy the home. Any additional occupants must receive prior written approval from management. Compliance: Tenant agrees to comply with all local laws, property rules, and lease provisions. Lease Violations: Any breach of this lease agreement including but not limited to non-payment of rent, property damage, unauthorized occupants or pets, or violation of smoking/pet policies will result in immediate termination of the lease and potential eviction proceedings in accordance with Indiana law. Termination: Early termination requires management approval and may incur fees. Upon lease termination, the property must be returned in good condition (normal wear and tear excepted).
