Tenants may have up to two pets, but must obtain renter's insurance with liability coverage. Tenants are responsible for all utilities, including electricity, internet, and trash removal. Lawn maintenance is also the tenant's responsibility. Any maintenance issues must be reported to management and will be responded to within 24 hours.
Subletting and short-term rentals, such as Airbnb, are prohibited. Tenants may not paint walls or install permanent fixtures. Hanging artwork and decor is allowed, but any holes must be properly patched prior to move-out. All tenants are required to maintain renter's insurance for the duration of the lease.
The Landlord will provide a minimum 24-hour notice before entering the unit for repairs, inspections, or other necessary purposes. Inspection will occur annually to ensure these terms are met. Failure to comply with these terms may result in lease violations and potential eviction proceedings as per state and local laws.
