    What's special

Happy Days Apartments is the former Bryan Sausage Co. of Downsville. LA built in 1969 as a federally inspected plant. The 10,000 sq. ft. building sits on 4.32 acres and includes two ponds, large trees, landscaped gardens, as well as raw land. It has been retrofitted to two one-story apartments and two town homes. A perfect place for retirement living in one apartment with income from the other three apartments OR four related families or close friends living near one another but having your own privacy. The building is steel framed with concrete block walls, concrete floors, and fire brick on the outside that now includes two one-story apartments renovated from the original offices. NEW ROOF as of 3-23-16. Next to the apartments in the same building is about 3,000 sq. ft. heated and cooled open areas that were the processing, boning, and freezer rooms when this was a sausage plant. During the past 15 years they served as art studios/gallery, recreational, and a theater room that still has the screen. In 1999, two town homes were constructed out of wood onto the back of the plant, built around original steel beams and concrete block with pitched steel roofs. The original hog shed and a large tiled room can be used for storage. A detached wood building serves as maintenance and materials building with a separate party room with a bar, seating, and a cooler for drinks. Each apartment has outdoor covered patios with furniture. An open breezeway on the back features a table, chairs, and porch swing overlooksing a pasture. Open areas offer a place for sunning and decking surrounded by plants. The 8,000 sq. ft. heated and cooled complex features a wide variety of original stained glass windows. There are also oversized windows for natural light. Town homes have French doors opening to outdoor patios. Apt A: 1,100 sq. ft. 2/1.5, ceramic floors throughout, large 4x8 windows, oversized closet, laundry/pantry room. Kitchen has gas stove, side by side frig, dishwasher. Renovated in 2012. Apt B: 800 sq. ft. 2/1. Remodeled in 2015 with gray ceramic tile, new paint and lighting, new exterior french doors, and includes electric stove, refrigerator, dishwasher. Stained glass windows.
