Term and Rent 1. The lease term shall be for one year (12 months) 2. Tenant agrees to pay rent in the amount of $2,400.00 per month. Security Deposit 1. Tenant shall pay a security deposit of $1,500 prior to occupancy. 2. The deposit may be applied by Landlord to cover unpaid rent, repair of damages (excluding normal wear and tear), or other breaches of this Agreement. 3. Any remaining balance will be returned within 30 days of lease termination, subject to inspection. Occupancy 1. The premises shall be occupied solely by the tenants listed. 2. Subletting or assignment is not permitted without written consent from Landlord. Utilities and Services 1. Landlord will pay for sewer, water, and garbage. 2. Tenant will pay for gas, electricity, and internet services during the lease term. Maintenance and Repairs 1. Tenant shall maintain the premises in a clean, safe, and sanitary condition. 2. Tenant is responsible for minor upkeep, including but not limited to: Replacing lightbulbs. Replacing air filters on schedule. Repairing or paying for any damages caused by Tenant, occupants, or guests. 3. Landlord is responsible for repairs not caused by Tenant's negligence, including structural, plumbing, and major system issues. 4. Pets are not permitted on the property under any circumstances. Rules and Regulations 1. Tenant agrees to comply with all rules set forth by the Homeowners Association (HOA), including but not limited to: Obeying all posted parking signs. Following community noise policies. Maintaining the shared driveway and outdoor areas free of obstructions. 2. Tenant must also comply with all local, state, and federal laws while occupying the premises. Entry by Landlord 1. Landlord may enter the premises with at least 24 hours' notice for inspections, repairs, or to show the property to prospective tenants or buyers. 2. In case of emergency, Landlord may enter without prior notice. Termination 1. At the end of the lease term, Tenant shall vacate the property unless a renewal has been agreed upon in writing. 2. Any holdover without written consent will result in additional charges as permitted by law.
