Rent Payment Rent is due on the 1st of each month. A late fee of $50 will be charged if rent is not received by the 5th day of the month. 3. Utilities Tenant is responsible for electric, water, internet, gas, and all utilities. 4. Occupancy Limits No more than 5 persons may reside in the unit unless approved in writing by owner 5. Maintenance and Repairs Tenants agree to minor maintenance (e.g., changing air filters, replacing light bulbs). Any damage or needed repairs must be reported promptly to the owner. 6. Pets Pets are allowed under the following conditions: Maximum of 1 small dog under 40 lbs All pets must be house-trained and current on vaccinations Pet rent: $50/month per pet Pet deposit: $400 (non-refundable) Tenant agree to repair any pet-related damage or odor removal costs A separate Pet Addendum will be signed 7. Use of Property The property is to be used solely as a residential dwelling. No subletting or short-term rentals (e.g., Airbnb) allowed without written permission. No smoking allowed in unit. 8. Community Rules Tenant agrees to follow all HOA rules and regulations, including: Parking rules Trash disposal Use of amenities (pool, pickleball, basketball courts, etc.) Pet leash and cleanup rules 9. Entry by Owner Owner may enter the premises with 24 hours' notice for inspections, maintenance, or showings. 10. Termination & Move-Out Tenant must return the unit in clean, undamaged condition. Security deposit may be withheld for unpaid rent, damage, or cleaning costs. Final walkthrough will be conducted upon move-out. 11. Legal Compliance This agreement is governed by the laws of the State of Utah. Any unresolved disputes may be handled in small claims court.
