Update 5-24: I am going over a few applications now, I will know this weekend if the property is still available, thanks for your interest MUST SEE in-town horse property with access to LOTS of trails, washes, and great riding, even if you just want to play in the arena- it has that too. 3 Bedroom/2 Bath with too much to list, beautiful home with a great pool, patio, yard, etc. GREAT for executives, easy commute to U of A, Caterpillar, Raytheon, etc. Rent includes weekly pool service. All tile, new tile in bedrooms, laundry etc (NO carpet in the house), NEW POOL and deck 2 years ago, recent interior paint, blinds, ceiling fans/fixtures, curtains, etc. I have owned this house for a long time, some of my old tenants are my best friends now- but the tenants that I had 2 years ago were some of the worst people on the face of this earth- so to say that I'll be "picky" about my next potential tenants is an understatement. These people cost me over 20k in repairs, and without going into detail- I am not fond of filling out paperwork in triplicate, spending time in court and learning about wage garnishments and things like that. I am a very reasonable person, I made the mistake of thinking that all "horse people" are good and honest folks. I was mistaken, and it breaks my heart. If I don't find the right tenants, I will probably sell the house or try the AirBnB vacation rental, but I thought I'd see if someone out there is interested and would be the right fit. My tenants that were here for the last 2 years were amazing, they had to move to WA for a new job and I'm so sad to see them go, but they started to restore my faith in people. Bring the horses, 4 stalls and a HUGE 120' X 150' roping-size arena! Wash rack, 200 sq.ft. tack shed, hitching post, and 2-car "carport" for storing hay/tractor etc. BEAUTIFUL Custom 2300 sq.ft. territorial, western style home with ceramic tile flooring throughout, recently updated appliances (newer fridge, dishwasher and stove), recent washer/dryer. Spacious rooms with split floor plan. Perfect sized, well-lit kitchen--nicely laid out with plenty of counter space and gorgeous cabinets with under lighting. Antique bronze fixtures and accents, walk-in pantry, and large island complete with electricity and bar seating! Countertop gas range, self-cleaning digital electric oven and microwave, disposal, dishwasher and side by side refrigerator with in-door ice/water dispenser. Relaxing sparkling pool with waterfall! Covered porch and patio--great for entertaining. Enjoy spectacular mountain views by day and city lights by night with awesome Arizona sunsets! The "Arizona Room" features a gigantic picture window and slate-fronted wood burning fireplace under a 13 ft. open beam ceiling with two ceiling fans. French doors exit to the patio and overlook the pool and waterfall, this spacious room is perfect for entertaining. French doors in the large master bedroom. Master bath includes walk-in closet, dual sinks, 6-jet whirlpool tub, and large tiled shower with glass door. The guest bedroom features rare tongue and groove wood walls and double closets. VERY convenient to be so close the interstate but without having to hear it! Someone asked how far it is to the University of Arizona and I'm not sure mileage wise (you can mapquest it) but it takes about 15 minutes on average to get to the University, my last tenant was a grad student and it worked great for them, about 5 minutes to down town Tucson... close to hospitals, dining, shopping (10 min to the Tucson mall), etc. Siverbell Park up the street, great ponds and ramadas (also a fun place to ride). The golf course is just a bit past that. Great neighborhood for evening walks or jogging. GREAT Neighbors! In town horse property like this is hard to find! Please know that due to my past experience, I will be collecting rent in person, at the house every month. I won't invade your privacy and I'm a very reasonable person, but because I never stopped in (and had no idea that the previous tenant (2 years ago) had 6 dogs that weren't allowed, only 1 on the lease, until neighbors informed me) I will only rent to someone who's ok with this. Again, I have never had such an experience before and don't intend to again, it was my fault for never checking up on them. I have learned my lesson and it has cost me a great deal of time and money. I will allow horses obviously, but I haven't decided yet on dogs, if they're outside dogs, probably and with a deposit - or very small inside dogs can be discussed. I love dogs, have always had 1-2, and horses, so have previous tenants, but this person's dogs ATE my drywall down to the brick, destroyed the carpet and laminate flooring, EVERY door in the house had to be replaced, I can't tell you all of the damage that was done- So, again- I will be cautious, I hope you understand.
